近几年房地产投资波动存在很大的不确定性,对其波动原因进行分析有利于更好地掌握房地产投资波动规律及周期,能极大地提高宏观调控的科学性和有效性,改善微观层面的房地产投资决策能力。商品房空置率是影响房地产投资波动的因素之一,研究这一因素是如何影响房地产的投资波动的,其影响的程度有多大,这是我国房地产投资者关心的问题。揭示商品房空置率与房地产投资波动之间的内在关系,无论在理论上还是在实践上都有十分重要的意义。  相似文献

Recent research on flexible office designs have shown that open‐plan and/or flex offices may not have the expected effects in terms of employees’ productivity, well‐being, job satisfaction, organizational commitment, and retention. In this article, we propose to consider that the feeling of de‐humanization may explain such dark side of office designs. Adopting a mixed methods approach, we administrated a quantitative survey to 534 employees working in a variety of office designs, and conducted 12 semi‐structured interviews among the respondents to the survey in order to investigate how they experienced their office designs, notably in terms of de‐humanization. Results showed that the three specific office designs under study (i.e. cell, open‐plan, and flex offices) are associated with different levels of de‐humanization and that this feeling of de‐humanization mediates their impact on employees’ job satisfaction, affective organizational commitment, extra‐role performance, psychological strains, and turnover intentions. Interviews’ analysis reveals three main mechanisms in the development of the feeling of de‐humanization in such office designs: a triple feeling of dispossession (of space, voice and professional mastery), a feeling of abandon and an injunction to adopt a modern behaviour.  相似文献

One of the most conspicuous features of mergers is that they come in waves that are correlated with increases in share prices and price/earnings ratios. We use a natural way to discriminate between pure stock market influences on firm decisions and other influences by examining merger patterns for both listed and unlisted firms. If “real” changes in the economy drive merger waves, as some neoclassical theories of mergers predict, both listed and unlisted firms should experience waves. We find significant differences between listed and unlisted firms as predicted by behavioral theories of merger waves.  相似文献

In this work we develop an analytical framework to examine the effects of strategic investments on the financial policy of the firm. From the resource-based approach of the firm, nontradable and difficult-to-copy assets are the basis of a sustainable competitive advantage. However, imperfections in the resource markets can also be interpreted as sources of costs and/or restrictions from a financial point of view. Specificity and opacity are the features of strategic resources that enable us to identify the financial implications of the resource-based strategy. We have tested our theoretical framework using a sample of Spanish nonfinancial firms. Our results show that highly specific and opaque resources limit the borrowing capacity of the firm, while other transparent strategic assets affect financial leverage positively. Our findings suggest two main implications for strategy formulation and implementation: (1) there are unobservable financial costs that must be considered for a correct evaluation of a sustainable competitive advantage based on strategic resources; and (2) the financial policy of a ‘resource-driven’ firm is partially determined by the features of its strategic resource bundle. We develop the concept of digital assemblages in order to advance current theorising on the ways in which information and communication technologies (ICTs) are helping to reshape work. The empirical setting is the US residential real estate industry—a ‘living laboratory’ for studying information‐intensive work and the adoption and uses of ICT. We find that real estate agents' uses of ICT are pervasive and suggest that agents now embed themselves more deeply into the transacting of real estate by actively supporting buyers and sellers, rather than acting primarily as information intermediaries. Building from this, we theorise that this ICT use can more coherently be understood as a ‘digital assemblage’ rather than a formal information system. Digital assemblages are characterised as distinct patterns of ICT collections that, in use, are functionally equivalent and structurally similar, relying on standardised and commodified ICT and are neither formally designed nor collectively governed.  相似文献

Modern supply chains focus on an ultimate consumer satisfaction and often require essential dynamic reconfiguration. Manufacturing companies constitute important central nodes in supply chains, where almost all physical flows are concentrated.Postponement is the operating concept, which aims at delaying activities until a customer’s order has been received. The growth of interest in the postponement concept partially results from the increased demand for customized products.Data for the analysis has been collected through the survey carried out by researchers in several countries. The main research instrument used for this research was a questionnaire developed by the Global Manufacturing Research Group (GMRG). The conclusions formulated on the basis of data analysis proved that market and demand characteristics do not seem to be important for the choice between postponement and speculation strategy. The research showed that assembly postponement depends mostly on managerial decisions about the goals of company and the level of acceptance of an assembly postponement strategy on the market. Full postponement strategy is dictated mainly by the level of product customization and capacities of manufacturing and logistics systems. Production postponement has to be accepted on the market and should be associated with excellent forecasting techniques.  相似文献

We provide evidence that the presence of technical expertise in firm governance structure reduces reliance on contractual incentives to control the potential agency problem for executives whose responsibilities require specialized knowledge. Specifically, we find that firms with financial expertise in the form of a board finance committee, or a chief executive officer with a financial background, tend to use lower levels of incentive‐based compensation for their chief financial officers. Our findings suggest financial experts provide stronger oversight and/or direction with regard to firm financial policies and strategies, thereby allowing firms to reduce reliance on incentive compensation. Our study provides insight into the role of technical expertise and board committees in firm governance, and into the benefits of common functional expertise within top management teams. This study aims to examine the impact of inventions, measured by the number of new patents, on economic growth. Specifically, we focus on patents in the ICT sector for a global sample of 43 economies, comprising 26 advanced and 17 emerging market economies in the period 1998 to 2016. We use a two-step system GMM to control for potential endogeneity in the data. Our results are threefold. First, total patents have mutually causal effects with economic growth, but there is no evidence of an impact of total patents on manufacturing sector growth. At the same time, ICT patents have a unidirectional causal impact on both, overall economic growth, and the growth of services and manufacturing. Second, the impact of total patents on economic growth is stronger in advanced economies. At the same time, ICT patents have a positive significant impact on the growth of advanced economies and a negative significant effect on the growth of emerging economies. Third, in the long-run, ICT patents have a positive significant impact on economic growth, while total patents do not.  相似文献

An exhaustive analysis of all 1979 telephone calls in the US Bell System determines market baskets of telephone services consumed by residential subscribers and by business subscribers. Individual calls are classified according to duration, distance, hour and day of week, and type of service. The annual cost of purchasing these market baskets is evaluated using the complete rate structures of nine countries. Telephone service is least expensive in the US and only slightly higher in Canada. Costs in Sweden, the UK and Italy are moderately higher than the USA. The highest rates are found in Japan, the FRG, France and Australia.  相似文献

We develop and test a sensemaking model of early internationalization that ties domestic mindsets to international industry conditions and early international performance. Our central contention is that the fit between international industry conditions and domestic mindsets will lead to superior early international performance. We test this contention with a sample of 178 large and established domestic firms from 20 industries. Our results highlight the role of domestic mindsets in the early phases of internationalization and prescribe the types of domestic mindsets needed to maximize early international performance in global, multi‐domestic, and transnational industry conditions. Our results also provide valuable insights to top managers of large and established firms on how to reduce the risk of failure and how to successfully prepare for and cope with international environments by matching their domestic mindsets with international industry environments. Most traditional research on mergers and acquisitions tends to focus on the role of similarity in explaining acquisition performance. While scholars have recently begun to examine acquisition complementarity, there is still little evidence concerning how complementarity influences acquisition performance. Further, previous research has not drawn the connections between related contexts and the potential benefits from complementarity. In this article, we move the study of acquisition complementarity forward by investigating the effects of strategic and market complementarity on acquisition performance in the context of related horizontal acquisitions. We also propose that two key attributes of acquirers—strategic focus and out‐of‐market acquisition experience—will moderate this relationship. We investigate our research questions in the context of all 2,204 acquisitions made by publicly traded U.S. commercial banks during the 12‐year period from 1989 to 2001. Our findings are generally supportive, suggesting complementarity is an important antecedent of acquisition performance, and raising important issues on the nature of acquisition research in general.
