购物中心选址的综合评价方法   总被引:1,自引:0,他引:1  
购物中心的选址正确与否,直接决定了购物中心运营后经营效果。通过对影响购物中心选址因素的分析,运用层次分析方法设计了选址评价的指标体系,然后确定每层因素权系数,再确定低层因素对目标层的组合权重系数,应用数学的方法建立购物中心选址的综合评价系统。在一定程度上解决了如何运用数学方法分析和处理购物中心选址评价中大量存在的模糊问题,从而在很大程度上提高了购物中心选址决策的正确性,为开发商成功投资购物中心提供了更可靠的依据。  相似文献

Since their emergence in the mid 1950s, the role of shopping centres has evolved and they have now become key articulating elements of urban and metropolitan peripheral areas. In Spain, the opening of new out-of-town shopping centres intensified after the year 2000, thanks to an increased area dedicated to new leisure-related uses and activities. This process has been particularly prevalent in the regions in the south-east of Spain such as Alicante-Elche, Murcia and Valencia which are supported by high capacity regional and national road networks. In the case of Murcia, of its ten shopping centres, three of them, Thader, IKEA and Nueva Condomina, are very close to one another, and two of them - Thader and IKEA - are just 650 m apart. The objective of this study is to analyse whether this proximity between shopping centres generates synergies among them based on agglomeration economies or, on the contrary, whether it gives rise to competition between the different centres. For the purpose of this study, these highly specialised shopping centres have been considered and a field study has been conducted based on the administration of surveys among the customers of these shopping centres. The results show that the synergies with those shopping centres which have a diverse retail mix seem to be linked to those users who have a longer journey time and visit these shopping centres more frequently. On the other hand, in the case of non-regular or sporadic customers of these large, highly specialised shopping centres, we can observe direct competition with the rest of the shopping centres, revealing an absence of agglomeration economies.  相似文献

对中国消费者网上购物的动机、决策过程等进行研究,识别影响消费者网上购物的主要因素,有助于促进我国网络购物有序、健康的发展。研究结果表明,城市消费者网络购物意愿受文化程度、网络应用技能、网络购物的安全性等因素的影响比较显著,而消费者的年龄、收入状况、便利性评价等因素影响较弱。  相似文献

This research examines the cognitive procedures that underlie experiential versus task‐focused shopping orientations. The authors propose that consumers with a task‐focused shopping orientation and consumers with an experiential shopping orientation apply different cognitive procedures during shopping. Studies 1, 2, and 3 show that consumers with a task‐focused shopping orientation are more likely to activate the cognitive procedures of an implemental mindset, whereas consumers with an experiential shopping orientation are more likely to activate the cognitive procedures of a deliberative mindset. Study 4 demonstrates a fit effect between activated cognitive procedures and shopping orientation. Activating a mindset that matches the shopping orientation increases the monetary value that consumers assign to a product. The studies extend previous research by linking shopping orientations to mindsets and by providing evidence for mindset fit. The findings suggest that marketers and retailers will benefit from addressing experiential and task‐focused shoppers via the mindsets that underlie their shopping orientation.  相似文献

The shopping trip to the grocery store is one of the most basic elements of consumer behavior. The authors seek to provide an understanding of the factors that account for variations in shopping behavior across households. They present a model of shopping behavior that assumes that households seek to minimize the travel cost associated with shopping and the cost of holding goods in inventory. As in the classic EOQ model, observed shopping behavior reflects the manner in which households balance these costs while meeting their consumption needs. A number of propositions derived from the model are tested using data on shopping trips made by households over a one-year period. The results support the model and indicate that the relationship between household characteristics and shopping behavior can be fairly complex: for some households shopping may have a recreational aspect while for others it may compete directly with wage-earning activity.  相似文献

The importance of consumer value-driven strategies is highlighted in the marketplace, especially with economic stagnation. The aim of this study is to shed light on the mechanisms underlying consumers’ value perception of, satisfaction with, and loyalty intentions toward shopping at mass merchants in a multichannel retail environment by using their shopping orientations as predictors. Findings based on a national sample online survey of 1,411 U.S. consumers revealed that multidimensional consumers’ shopping value perceptions regarding shopping at multichannel mass merchants had significant and positive effects on their consumer satisfaction with and loyalty intentions toward shopping at the multichannel mass merchants.  相似文献

Online auctions present unique characteristics in the consumer decision-making process that raise new issues related to consumer shopping behaviors in auction-based purchases. The present research examined the relationship between consumer characteristics (i.e., compulsive buying behavior, variety-seeking tendency, and price sensitivity) and shopping value (i.e., utilitarian and hedonic) in online auctions and found that both compulsive buying behavior and variety-seeking tendency are critical factors of shopping value in the online auction environment. There were no positive relationships between price sensitivity and shopping value. The results of this study also revealed that consumers’ shopping value positively influenced their preference, which, in turn, formed behavioral intentions in online auctions. While utilitarian value was found to be a significant predictor of behavioral intentions, hedonic value was not. However, hedonic value influenced intentions indirectly through preference.  相似文献

While some retailers may discourage groups of teenagers from shopping in their stores, there is reason to believe that peer groups may affect teen behaviors and evaluations in ways that could benefit retailers. In this paper, we examine the phenomenon of teenagers’ shopping with friends, and, in particular, whether shopping with friends might enhance teens’ attitudes toward retailing and their tendency to spend more when shopping with friends. We also examine why teens shop with friends. Specifically, we relate friends’ knowledge and teens’ age to teenagers’ susceptibility to informational and normative influence from friends. Susceptibility to peer influence is then related to various aspects of teen shopping, such as frequency and enjoyment of shopping with pals, which, in turn, are related to sentiment toward retailing and spending tendencies. With the exception of susceptibility to normative influence, results based on data from a sample of high school students generally supported the model.  相似文献

The research addresses the question of when people succeed or fail to achieve shopping goals that bring them to a retail outlet, in this case a craft fair, and the consequences of this for customer satisfaction. A quantitative study, carried out with 398 craft fair shoppers, revealed that dimensions of in-store behaviour had various but significant influences on the relationships between prior intentions to pursue certain types of shopping goals and attainment of those goals. Further, the attainment of important shopping goals had a significant effect on consumers' evaluations of the shopping experience and the craft fairs as well as their future behavioural intentions. The main implication of the research is that attempts should be made to facilitate the shopping process and account for consumers with multiple goals.  相似文献

论文针对经济预测通常表现为复杂的非线性这种特性,提出了一种基于自组织过程神经元网络(FPNN)和改进的BP神经网络建立的经济预测模型方法。自组织过程神经元网络(FPNN)由输入层、竞争层和输出层组成。FPNN筛选出对因变量(网络输出)最有影响作用的变量(自变量)之后作为改进的BP算法网络的输入节点,再用进行学习。该模型不仅克服了时间序列预测模型只能进行线性预测的不足,而且还避免了传统神经网络的固有缺陷。以2001年到2004年国内生产总值作为预测分析样本,并对预测结果和实际值进行了比较分析,结果验证了该方法的有效性。  相似文献

Some groups of consumers derive great pleasure from shopping; we refer to this as hedonic shopping value. This study contributes to the current literature by establishing construct equivalence in a cross-culture study and testing the relationship of positive and negative price cues with hedonic shopping value. We investigated this concept using confirmatory factor analysis to test equivalence between the two cultures on six dimensions of price and hedonism. Results indicate that the two-group path equality provided acceptable results (chi-square?=?203.92 with 217 df, p?=?0.73; GFI?=?0.94). This indicated that the six dimensions of the price construct and hedonic shopping values are the same for the two countries. Therefore, we proceeded to test the hypotheses. As expected, neither of the two positive dimensions of price was significantly related to hedonic shopping value. Two of the four negative price cues, price mavenism and value consciousness, were positively related to hedonic shopping value.  相似文献

北京地区的网购水平,无论从网购人数还是网购金额上一直居于我国前列,伴随着网购需求的迅猛增长,网购配送的问题也暴露出来。本文分析了北京地区网购配送中存在的问题,缺乏专业的、现代化网购配送企业、网购配送人员整体综合业务水平参差不齐、北京地区的拥堵的交通状况降低配送服务质量和节假日物流配送服务能力凸显不足。并针对问题得出相应解决对策:完善网购配送物流网络、打遣品牌配送企业或企业联盟、提高配送企业人力资源管理水平、多措施保证网购配送交通通畅和沟通做好预案突破节假日网购配送瓶颈。  相似文献

Government and industry organizations have declared information privacy and security to be major obstacles in the development of consumer‐related e‐commerce. Risk perceptions regarding Internet privacy and security have been identified as issues for both new and experienced users of Internet technology. This paper explores risk perceptions among consumers of varying levels of Internet experience and how these perceptions relate to online shopping activity. Findings provide evidence of hypothesized relationships among consumers’ levels of Internet experience, the use of alternate remote purchasing methods (such as telephone and mail‐order shopping), the perceived risks of online shopping, and online purchasing activity. Implications for online commerce and consumer welfare are discussed.  相似文献

Abstract

The emergence of e-commerce is having a substantial impact on consumer purchasing behavior. Yet, the rate of consumers' acceptance of e-commerce has been slower than many predicted. Using the view of consumption as an institution, this study examines consumers' preferences for shopping on-line. Analysis of data collected from focus groups and surveys suggests consumers perceive relative advantages and disadvantages of shopping on-line vs. shopping in traditional stores. In addition, the results suggest consumers have substantive reservations about shopping on-line which may be adversely affecting the acceptance rate of this new channel. Study limitations and suggestions for future research are also presented.  相似文献
