Any entity offering flood insurance, whether it is private or government‐administered such as the National Flood Insurance Program (NFIP), faces the challenge of solvency. This is especially true for the NFIP, where homeowner affordability criteria limit the opportunity to charge fully risk‐based premiums. One solution is to remove the highest flood risk properties from the insurer's book of business. Acquisition (buyout) of flood‐prone structures is a potentially permanent solution that eliminates the highest risk properties while providing homeowners with financial assistance to relocate in a less risky location. To encourage participation, homeowners are offered a preflood fair market value of their damaged (or at risk of damage) structures. Although many factors have been shown to affect a homeowner's decision to accept an acquisition offer, very little research has been devoted to the influence of price or monetary incentive offered on homeowners' willingness to participate in acquisition programs. We estimate a pooled probit model and employ a bootstrap methodology to determine the effects of hypothetical home price offers on homeowners' acquisition decisions. We do so while controlling for environmental factors, property characteristics, and homeowner sociodemographic characteristics. Results show that price indeed has a positive effect on likelihood of accepting an acquisition contract. Furthermore, estimated homeowner supply curves differ significantly based on the damage status of the acquisition offer, as well as homeowner and property characteristics.  相似文献

ABSTRACT

Twitch.tv is one of the most successful online live streaming platforms in the world, with 200 million viewers, 2 million regular “streamers,” and a market value of over $1billion. In this paper, we offer a first conceptualization of streamers as social media influencers, and how effectively they can perform strategic communication for sponsors. We draw on extensive ethnographic research and over a hundred semi-structured interviews with streamers to address two questions: first, how does Twitch operate as a platform for strategic communication; second, what skills do streamers need to be successful influencers? In the first case, we show Twitch is well suited to influencing, in large part due to its integration of data analytics, while streamers are using these tools to adopt a business-oriented mindset; in the second case, we show the importance of authenticity to both streamers and clients, and how channels of different sizes offer strategic communication opportunities. The article contributes to the emerging literature on Twitch, developing insights from influencing and strategic communication, but given the increasing scope of live streaming, we also argue the phenomenon – particularly when combined with the economic dynamics of influencing – is just as important for making sense of the wider media landscape today.  相似文献

Skill creation and utilisation are important to local economic development as they represent an area in which local authorities have a track record of intervention and some very real powers, through their ability to influence parts of the training infrastructure. There is, of course, no direct causal link between changes to the training system and local economic performance. Fine-tuning the training infrastructure to meet identified needs in the labour market must be recognised as a necessary not a sufficient condition for creating or retaining jobs.

In providing an organising framework for a skills audit we have emphasised the four dynamic elements of a local skills pool: utilised skills, under-utilised skills, and the depletion and replenishment of skills. From our initial run through of the framework several factors already emerge as important considerations -- the need to try to establish an age profile of skilled workers, the desirability of providing a .local technology profile and the need to foster and maintain responsiveness in the training system to changing skill needs. This latter aspect requires local initiatives to improve signalling between demand and supply for training.  相似文献

This study assessed attitudes, intentions, and travel planning behavior for potential food tourists. Using two-step cluster analysis, respondents were segmented into three groups based on food involvement and motivation. These clusters had high, moderate, and low food involvement and motivation levels, respectively. Findings suggest moderate motivation and involvement food tourists are the largest group, but high motivation and involvement food tourists should be pursued by practitioners. They have the most positive attitudes and strongest intentions to consume local cuisine. Further, high motivation and involvement food tourists are most likely to select a destination based on the availability of food-related activities.  相似文献

This study assessed perceptions of authenticity and its relationship with satisfaction and return intentions for regional American-style restaurants using randomly selected customers at a Southern-style country-cooking restaurant. Results showed that personal and restaurant attributes influenced perceived restaurant authenticity, with a restaurant’s food and beverage and local community marketing having the strongest influences. Results also showed that perceived authenticity influences restaurant satisfaction and return intentions. Findings suggest restaurants should ensure their food and beverage meets customers’ authenticity standards and that they should promote their community connections in order to enhance diner loyalty and return patronage. This paper examines the effects of negotiation intention, bargaining propensity, and discount satisfaction on word-of-mouth (WoM) behaviours for tourists visiting Tabriz bazaar, Iran. Data from 615-survey respondents highlight that tourists are motivated to conduct WoM behaviour when they are experientially satisfied with the opportunity to negotiate and bargain, and when they are satisfied with the discount they receive. This paper makes theoretical contributions to social exchange theory and presents managerial implications for policy-makers to generate tourism development.  相似文献

We conduct an assessment on accounting program research performance based on Google Scholar citations for all articles from a set of 23 quality accounting journals during 1991–2010. Our work is a new approach in accounting by directly measuring the impact of the faculty research in accounting programs. We find that the top-5 accounting programs are the University of Pennsylvania, the University of Chicago, Stanford University, the University of Michigan, and Harvard University. These top programs produce a large number of high impact articles. In addition, using the mean citations from all articles in a journal, we find that the Review of Accounting Studies (RAST) is a top-5 journal, replacing Contemporary Accounting Research (CAR).  相似文献

In the US, federal prosecutors are appointed by the president, confirmed by the Senate, and have significant discretion over which cases they choose to take to court. Federal prosecutors handling an overwhelming majority of corruption cases invites the possibility of political influence in the monitoring of corruption. Additionally, political disparities across states may result in differences in corrupt behavior. Using individual case level data, I examine the effect political factors have on federal corruption cases, with an emphasis on states that are an important focus in the next presidential election. I find that corruption convictions tend to be higher in politically important states. This effect seems more significant when Democratic administrations are in power. In addition, it seems that these effects are relevant only for corruption crimes labeled as “federal”.  相似文献

We investigate whether Real Estate Investment Trust (REIT) managers actively manipulate performance measures in spite of the strict regulation under the REIT regime. We provide empirical evidence that is consistent with this hypothesis. Specifically, manipulation strategies may rely on the opportunistic use of leverage. However, manipulation does not appear to be uniform across REIT sectors and seems to become more common as the level of competition in the underlying property sector increases. We employ a set of commonly used traditional performance measures and a recently developed manipulation-proof measure (MPPM, Goetzmann et al., Rev Finan Stud 20(5):1503–1546, 2007) to evaluate the performance of 147 REITs from seven different property sectors over the period 1991–2009. Our findings suggest that the existing REIT regulation may fail to mitigate a substantial agency conflict and that investors can benefit from evaluating return information carefully in order to avoid potentially manipulative funds.  相似文献
