This article examines zoning's impacts on population and employment density. It develops a model to explore the effects of zoning on the density of residential and nonresidential land use. Drawing on this model, density gradients that incorporate the effects of zoning are estimated for Greensboro, North Carolina. The model is used to simulate the effects of a change in restrictive-use residential zoning. The simulation shows that a 1 percent increase in the level of restrictive-use residential zoning across all neighborhoods in the city is associated with a 0.3 percent increase in gross population density and a 0.1 percent decline in net density (intensity). It suggests that restrictive-use zoning affects both the density and the intensity of residential land use through its effects on the value of residential land.  相似文献

Utopia, as a concept, is now used with varying intentions, engendering semantic confusion. When substituted with the notion of visioning, it can be also problematic, if sometimes for different reasons. An implicit engagement in visioning is examined in a community-based futures process for creating a strategy for the sustainable management of natural resources in the Mary River catchment, in Queensland, Australia. It is found that visioning, if it can be binding and impelling for common-interest groups, can be just as unrealistically utopian, or as slippery as the scaly creatures it is trying to protect, when applied afresh to a community exploring change from a variety of initial ideals and needs. It may be seen as an emergent property of active learning.  相似文献

This paper discusses a test of a hypothetical model of the role of perceived ethical feelings about the use of female nudity/erotic stimuli in print advertising. Specifically, the linkages between perceived ethicalness of the use of the print ad (as measured by the Reidenbach and Robin ethics scale) and attitude toward the ad, brand, and purchase intention are explored.  相似文献

This research examines, in a general manner, the degree and character of perceptual congruity between salespeople and managers on ethical issues. Salespeople and managers from a diversity of organizations were presented with three scenarios having varying degrees of ethical content and were asked to evaluate the action of the individual in each scenario. Findings indicate that, in every instance, the participating managers tended (1) to be more critical of the action displayed in the scenarios, (2) to view the action as violating a sense of contract or promise, and (3) to view the action as less culturally acceptable than did the salespeople.Tony L. A new product originates from an idea, or in many cases, integration of multiple ideas. The process of transforming an idea into a robust concept requires definition of the underlying technologies, identification of expected customer benefits, and assessment of the market opportunity. The idea-development and subsequent idea-selection stages of new product development are often referred to as the "fuzzy front end" because they typically involve ad hoc decisions and ill-defined processes. To address this shortcoming, Nortel developed an idea-to-opportunity front-end process that provides a consistent and structured approach for idea development and evaluation. This article arguments the literature on the demand for professional team sports by estimating a demand function for attendance at home matches in the Malaysian Semi-Pro Football League (MSPFL) between 1989 and 1991. A single-equation demand (attendance) function based on a pooled cross-section and time-series panel data set of 399 games is estimated by ordinary least squares, a fixed effects dummy variable covariance model and an error components model. Our findings confirm the importance of market size and championship prospects for the home team (but not the visiting team), as well as divisional status and ‘star’ players.
