We produce first estimates of the sustainability of homeownership for recent Federal Housing Administration (FHA) borrowers. Unfortunately, the FHA does not produce its own statistics on sustainability. Neither does it permit researchers access to its data on internal refinances. This imposes significant barriers to entry for researchers who wish to track FHA borrower performance over time. We carefully construct the required tracking data to overcome this barrier. We forecast that no more than 75% of the 2007–2009 vintages of FHA borrowers will be able to successfully exit the FHA system. Our work raises questions about FHA's role, its accounting and its accountability.  相似文献

Projective customer competence is the ability of a product development organization to both understand as well as shape the future needs of customers. To conceptualize this competence and establish its antecedents and performance implications, we draw upon the literature on inter-organizational relationships and innovation. Based on survey data from managers involved with business to business product development, validated with secondary financial data and in-depth interviews, we establish measurement properties for projective customer competence and demonstrate that this competence develops through customer relationships characterized by relational embeddedness, knowledge redundancy and interactivity. Projective customer competence is also shown to have positive implications for both innovativeness and financial performance. Surprisingly, relational embeddedness is shown to be the strongest predictor of projective customer competence, and, while knowledge redundancy helps build projective customer competence, it also has a negative impact on innovativeness.  相似文献

Recent research notes a disconnect between what marketers deem new and innovative versus what consumers actually perceive. Many factors may contribute to this; however, the factor that has significant potential to first attract a consumer to a new product, visual aesthetic design, is investigated in this research. Findings from four studies indicate that if a consumer cannot affix a category label to a new product with certainty, as can happen with innovative aesthetics, a product's newness will be underappreciated and product evaluations will suffer. By utilizing a categorization framework and specifically accounting for the role of categorization certainty, insight into the effects of innovative visual aesthetics and why newness perceptions are inherently subjective, and therefore, potentially hazardous to new product adoption, is provided.  相似文献

The ability of new product development (NPD) teams to generate ideas and develop high‐quality concepts for new products is a crucial determinant of NPD success. Although prior research in this area has developed various interventions to enhance the ability of teams to generate ideas, such interventions have limited impact on innovation management theory and practice. Partly, this is because of practical reasons: The interventions are often costly and impractical. However, there are also more fundamental, theoretical issues regarding these interventions: Knowledge of which interventions are effective in what situations is lacking. Even more importantly, there is no theory (or empirical evidence) about the effects of these interventions on the success of developing initial ideas into concepts. Together, this has caused the usefulness of these interventions for NPD teams to be uncertain at best. To remedy this situation, this study focuses on a costless and easy‐to‐implement intervention: suspending group debate. Suspending group debate refers to a team idea generation and concept development process in which groups debate a problem, ideas for solutions are generated individually, and these ideas are debated and developed into concepts collectively. The authors developed a new theory about the impact of suspending group debate on idea generation and on further concept development. Specifically, they argue that suspending group debate causes groups to generate a higher number of ideas, a higher number of original ideas, and a more diverse set of ideas, but that only the number of original ideas and the diversity of the set of ideas will translate into higher concept quality. The authors also developed new theory about when suspending group debate is especially effective. Specifically, they argue that suspending group debate is especially effective when at least one group member is low on extraversion. This theory is tested using an experimental design in which groups generated ideas and developed concepts for a specific organizational problem. Some groups suspend group debate, while others do not. Results show that suspending group debate indeed causes groups to generate a higher number of ideas, a higher number of original ideas, and a more diverse set of ideas. Importantly, results demonstrate that the effects of suspending group debate are more pronounced for groups with one or more group members that are low on extraversion. Furthermore, suspending group debate also affects concept quality, mediated by the number of original ideas and the diversity of ideas that groups generate (and thus not by the sheer number of ideas generated). Specifically, results show that both the diversity of the idea set as well as the number of original ideas positively influence the innovativeness of the final concept, while only the diversity of the idea set influences the comprehensiveness of the final concept.  相似文献

Despite housing's economic importance, little has been written on how foreclosures and home prices interact in a framework that includes macroeconomic and housing variables such as employment, permits or sales. Panel VAR results for quarterly state‐level data indicate that price–foreclosure linkages run both ways. Foreclosures negatively impact home prices. The negative impact of prices on foreclosures, however, is much larger. These results suggest the low‐frequency association observed between foreclosures and prices is mostly driven by the endogenous adjustment of foreclosures to prices via the strategic choices of homeowners and lenders, rather than through the effects of foreclosures on home prices.  相似文献

This article addresses a rental fleet sizing problem (RFS) in the context of the truck rental industry, subject to uncertain customer travel time and nonstationary customer demand that is dependent on geographical location, time, and the economic cycle of the industry. We integrate tactical (asset purchases and sales) and operational (empty truck movement and vehicle assignment) decisions, with the explicit incorporation of an asset age factor, to achieve lower cost solutions. Typically, the length of time horizon and number of locations under consideration are quite large, which makes the RFS model computationally challenging to solve. Aggregation procedures are employed for location clustering and end-of-horizon effects are examined through demand scenario-based analyses. For the reduced time–space networks, decision analyses are conducted for the RFS model to provide insights into the truck rental business regarding asset movement decisions and asset procurement/disposal decisions over time and locations.  相似文献

Increasing the ratio of debt capital to total capital increases leverage or sensitivity of equity earnings per share to changes in pretax earnings on composite capital. If (1) total capital needs, and (2) probabilistic pretax earnings on composite capital are held fixed while the debt ratio is increased, the result is an increased variability of after tax earnings per dollar of equity capital. With the “price” (variability) growing with still further increases in debt ratio, “nonuniform utility of money” concepts are helpful in revealing this growing variability as an “investor barrier” to still greater debt ratios.  相似文献
