旧城改造开发项目的容积率问题研究

随着我国城市化进程的加速推进,不断增长的城市人口与持续升级的功能需求,对现代城市的建设与发展提出了新的要求。旧城改造是提升城市形象和改善人民生活的有效手段。本文在阐述容积率相关概念的基础上,根据投入产出理论,提出了旧城改造容积率测算模型,分析了容积率与利润率之间的具体关系。旧城改造实施人员可据此提出适宜的旧城改造方案。最后,本文以重庆市某旧城改造地块为例,对其容积率进行了重新测算,提出相关规划改造方案。     

增值税“扩围”改革对现代服务业发展的影响分析——以上海市“营改增”试点政策为例

本文从分析现代服务业在经济增长中的作用及现行流转税制结构对现代服务业发展的影响入手,论述了现代服务业“营改增”的必要性。以上海市“营改增”试点政策为例,分析了增值税“扩围”改革对增值税一般纳税人和小规模纳税人的影响,以及对服务贸易的影响,提出了上海市试点政策对增值税“扩围改革”的几点启示。     

Switching Costs in Two‐Sided Markets

In many markets, there are switching costs and network effects. Yet the literature generally deals with them separately. This paper bridges the gap by analyzing their interaction (or ‘indirect bargain’) in a dynamic two‐sided market. It shows that in the symmetric equilibrium, the classic result that the first‐period price is U‐shaped in switching costs does not emerge, but instead switching costs always intensify the first‐period price competition. Moreover, an increase in switching costs on one side decreases the first‐period price on the other side. Policies that ignore these effects may overestimate the extent to which switching costs can reduce welfare.     

战略性新兴产业集群创新网络形成机制研究——基于灰靶双边匹配的决策方法

战略性新兴产业的发展对国民经济和社会发展具有重要的战略意义,目前中国战略性新兴产业仍面临着“高端产业,低端技术”的发展困境,如何突破产业关键技术促进产业健康、可持续发展已成为亟待解决的问题。战略性新兴产业集群创新网络的形成是突破产业关键技术、共性技术及前瞻性技术的核心环节,中国正在兴起的产业技术研究院、航空高技术产业园等跨组织知识集成平台为培育和发展战略性新兴产业集群创新网络提供了重要的支撑平台。本文依托跨组织知识集成平台探究了战略性新兴产业集群创新网络的形成机制,构建了创新主体间的灰靶双边匹配模型,并采用平衡计分法建立了以创新能力为重要衡量标准的综合评价指标体系,最后通过案例进行了分析,证明了其有效性和实用性,可为促进战略性新兴产业集群创新网络的形成提供理论指导。     

Revisiting Perceived Risk in the Context of Online Shopping: An Alternative Perspective of Decision‐Making Styles

This study attempts to elaborate the consequences of perceived risk by taking the moderating effects of decision‐making style (i.e., involvement vs. heuristics) into account in the context of online shopping. The integrated model is tested repeatedly in diverse purchasing situations with different Web presentation styles and product categories. The findings indicate that perceived risk toward the Web site/product influences purchasing intention through cognition‐ and affect‐based attitudes. Moreover, the moderating effects of decision‐making style on the relationship between perceived risk and its consequences are conditional. Since perceived risk appears very crucial for promoting online shopping, the results of this study may provide an influential reference for academicians and practitioners when considering the role of perceived risk in Web site marketing. © 2012 Wiley Periodicals, Inc.

THE INTERNALISATION OF ENVIRONMENTAL EXTERNALITIES AFFECTING DWELLINGS: A REVIEW OF COURT CASES IN HONG KONG

In 1960, Ronald Coase suggested that there are many methods to solve the problem of externalities apart from imposing Pigovian taxes. Internalisation is one of those noted in his classic paper, ‘The Problem of Social Cost’. This paper studies the possibility of residents receiving compensation from pollutant generators. Data collected from Hong Kong law reports over the past 20 years show that there is forty‐fold increase in number of water seepage court cases since the first case in 1994. The total amount of compensation has also increased greatly. There are, however, far fewer court cases where residents seek compensation from generators of noise and air pollution. This may reflect a combination of high transaction costs and low expected benefits from such cases.
