This paper deals with the question of whether migrants pay a rent premium for apartments of comparable quality and neighborhood characteristics. We use a two-step selection-correction model augmented by a control function to account for nonrandom neighborhood choice. The estimation sample is a uniquely assembled panel comprising the Socio-Economic Panel (SOEP), information on household and apartment characteristics, as well as georeferenced data describing neighborhood quality. Our estimates reveal that people with migration backgrounds are not penalized in the German local rental market in terms of higher rental payments. 相似文献

This article provides new evidence on the effect of changes in employment protection on worker absence. We use novel multi‐organization data to examine changes in worker absence as workers move from temporary to permanent employment contracts. We demonstrate a robust positive effect of employment protection on sickness absence. It has also been suggested that the impact of employment protection on absence and effort is due to a fear of dismissal. We also provide evidence that suggests that temporary workers' absence is influenced by incentives to attain jobs with protection that is unrelated to threat of dismissal. This has not been considered in earlier research. This channel of employment protection effects has important policy implications. 相似文献

Economic and political transition can occur through peaceful or violent means. Violent transition disrupts the incentive for firms to make productive investments. This paper studies the determinants of profit reinvestment for firms in post‐conflict transition economies. Results indicate that while access to finance is an important determinant of reinvestment during transition, it is not as important in the post‐conflict context. However, property rights protections, in particular institutions of contract enforcement, are a more important determinant of profit reinvestment for firms operating in the post‐conflict environment than for firms in general. Non-consumptive benefits which increase with crop age, like keeping carbon sequestered, lengthen optimal rotation compared with rotation for timber alone. High proposed carbon prices may extend rotation indefinitely. Carbon storage in wood products reduces this tendency. Biomass as an energy source displacing fossil fuels favours rotations near those of maximum biomass productivity. Use of sawn timber to displace structural materials with high embodied carbon favours somewhat longer rotations. Effects of rotation on soil carbon, and fossil carbon volatilised in harvesting operations, are further complications. Including all carbon effects results in optimal rotations somewhat longer than those based only on timber value, but shorter than those based on timber plus forest carbon. In recent years it has been argued, from many perspectives, that the further into the future a value flow occurs, the lower is the appropriate discount rate for it. National governments are now beginning to authorise such declining discount rates. This viewpoint can be, and has been, formalised in various ways, and has been applied to evaluating forestry investments of given durations. When the optimal duration of investment is itself the issue, new problems arise. Lower discount rates make subsequent rotations longer than earlier ones, and for a given length more valuable than they would otherwise be. This affects the optimal length of earlier rotations, which in turn may affect the discount rate profile applicable to later ones. In the absence of analytical solutions for the optimal sequence of rotations, numerical protocols are needed. The results arising are mostly in accord with expectations. If the change of discount rate is due to expected changes of circumstance that are actually realised, then the optimal sequence of rotations will remain as initially determined. If, however, it is due merely to the particular time perspective of the present generation, rotations will be revised by future generations. This will lead to a sequence of rotations similar to that deemed optimal at the current short-term discount rate. The most important reductions in profitability caused by choosing the “wrong” discounting protocol arise from the “wrong” rate, rather than by using declining rates as such. 相似文献

Evaluation of the performance of GDSSs has been dominated by an experimental and laboratory based approach. Other writers
have argued for evaluation to be based in the “real-world” of decision making teams. The evaluation criteria have tended to
ignore many of the issues that would be paramount for some of the stakeholders in the evaluation process. This article seeks
to explore the criteria that might be used by a wide variety of stakeholders, including developers, facilitators, clients,
key actors, vendors, as well as academics. By drawing together the criteria associated with all of the stakeholders we discover
a broader, and possibly more thorough, framework for evaluation. The evaluation of any particular GDSS in relation to other
GDSSs can then be seen in the context of contingent weighting applied to each of the criteria where each GDSS is able to be
seen in its best light and in relation to its declared aims.
This article argues for a more eclectic and contingent approach to the evaluation of GDSSs which will encourage their future

This paper tackles the broad issue of agrarian contracts, property rights and conflicts in the context of rural Côte d'Ivoire. Since the beginning of the 2000s, a new type of contractual arrangement has been developing rapidly: the ‘Plant & Share’ contract. Through such a contract, a landowner provides the land to a farmer who develops a perennial tree crop plantation; when production starts, the plantation, the plantation and the land, or the product is shared. The aim of the paper is to discuss the conflictive features of the arrangement. I argue that this contract, in spite of its potential for tensions and conflicts, constitutes an alternative to the much more conflictive land sales that currently dominate extra‐familial land transfers in the country. 相似文献

Real estate investment portfolios of financial institutions have seen dramatic changes over the last three decades or more. Historically such property investment decisions have been seen within a portfolio diversification paradigm that has sought to balance risk and return. This paper considers the role of the supply of assets in the determining and constraining the UK institutional portfolio. The supply of real estate assets not only expands during property booms but has also been transformed by a long term urban development cycle as cities adapt to cars and the ICT revolution that has brought new property forms. The research examines long term trends in investment change by disaggregating into ten property forms rather than the usual three land use sectors. It then assesses to what extent investment patterns can be explained in terms of portfolio theory, short term net returns of individual sectors or driven by the supply of real estate assets. It concludes that the supply of real assets is an overlooked explanation. 相似文献
