Deconstructing health care reform

As health reform is deconstructed, we need to stop and do some deconstructing of our thinking about it, looking at the context of our assumptions or frames. If we think of health as taking the supreme welfare of the people seriously, we will not allow it to be framed only in terms of for-profit interests and the status quo. Nurses have expertise and knowledge regarding what is needed for a quality health care system. We have to join the conversation with as many good questions as ideas. Working from a different frame, one that reflects more of your values, may give you new insights into holding the conversation.

目的:这篇文章的目的是对房地产评估理论及实践的发展演变过程进行追溯。文章立足于历史,结合最近发生的事件,揭示了在房地产评估领域中逐渐形成的思想和实践的统一,这种统一对未来具有重要的意义。设计/方法论/思路:文章综合介绍了对建立房地产评估价值理论和实践的哲学基础具有贡献性的著作,并追溯了从史前到现在的经济学家的观点和方法。近来在经济学和金融学的价值评估理论中发生的改革与这些观点和方法密切相关。发现:价值理论最新的研究成果表明了一种趋势,即:房地产评估实务正在逐渐变成一项艺术级的活动。尽管如此,在这一转变过程中仍然存在不少的障碍,其中包括:对房地产自然属性(相对于资本属性)的认识不足;教学标准的滞后导致专业的前沿性不足;对模型和数据的过度依赖,而不是立足于判断和常识;以及专业的固化特性。本文揭示了未来研究中具有创新性的方向。创新点/价值:随着房地产市场规模的扩大和流动性的增强以及市场的不断完善,房地产评估也变得越来越重要。理论和实务既然要保持灵活性和相关性,那就需要有必要的改变。依据这一点,本文就房地产评估的起源以及它未来发展的方向给出了自己的观点。     

Tests of Hypotheses Arising In the Correlated Random Coefficient Model

This paper examines the correlated random coefficient model. It extends the analysis of Swamy (1971), who pioneered the uncorrelated random coefficient model in economics. We develop the properties of the correlated random coefficient model and derive a new representation of the variance of the instrumental variable estimator for that model. We develop tests of the validity of the correlated random coefficient model against the null hypothesis of the uncorrelated random coefficient model.
