Many theory and empirical literature conclude that house price can reflect economic fundamentals in the long-term. However, by using China’s panel data of 35 main cities stretching from 1998 to 2007, we find that there is no stable relationship between house price and economic fundamentals. House price has deviated upward from the economic fundamentals since government started macro-control of the real estate market. We consider that the mechanism between the house price and economic fundamentals is distorted by China’s real estate policy, especially its land policy. Meanwhile the policy itself is an important factor in explaining the changes of China’s house price. Then we estimate the dynamic panel data model on house price and the variables which are controlled by real estate policy. The result shows: land supply has negative effects on house price; financial mortgages for real estate have positive effects on house price; and the area of housing sold and the area of vacant housing, which reflects the supply and demand of the housing market, has negative effects on house price. We also find some differences in house price influence factor between eastern and mid-western cities. Finally, we propose policy suggestions according to the empirical results. 相似文献

The main objective of this study is to examine how repeated choice affects preference learning in stated preference experiments. We test different hypotheses related to preference learning by analyzing response patterns and asking respondents in a choice experiment to report their experienced certainty when going through the choice tasks. In a split-sample test, we show that follow-up choice certainty questions are procedural invariant. The self-reported certainty results indicate that learning occurs, but econometric testing procedures do not identify any significant impact of learning effects on parameter estimates or variance across choice tasks. Additional tests of choice consistency suggest that preferences in the choice experiment are stable and coherent. 相似文献

This paper offers the first large-scale empirical study of organizational virtue as perceived by both internal and external stakeholders (employees and customers, respectively) and of the links between these virtues and organizational outcomes such as identification, satisfaction, and distinctiveness. It takes a strategic approach to virtue ethics, one that differs from a more traditional Aristotelian concept of virtue and from Alasdair MacIntyre’s manner of distinguishing between internal and external goods. The literature review compares three different perspectives on the empirical study of organizational virtues, taken by virtue theorists, POS scholars, and strategy scholars. The main study describes an empirical research undertaking that involved the analysis of 2548 usable questionnaires administered to employees and customers of seven organizations in the U.K. A structural equation model was used to test the linkages of the six dimensions of organizational virtue (empathy, warmth, integrity, conscientiousness, courage, and zeal) to satisfaction, identification, and distinctiveness. All the links were significant, with the strongest between virtue and identification. For employees, identification (with a firm) was driven most significantly by integrity, whereas customers’ identification was principally influenced by empathy. The empirical finding also sounds an alarm bell to the global firms who focus on creating a differentiated image based on CSR in the hope that it will lead to satisfaction. The results lead to a discussion of how companies might build favorable stakeholder perceptions of key dimensions of virtue that most shape their identification and differentiation in the marketplace. 相似文献

In this contribution, we present a virtual voyage through 3D structures generated by chaotic mixing of magmas and numerical simulations with the aim to highlight the power of 3D representations in the understanding of this geological phenomenon. In particular, samples of mixed juveniles from Salina island (Southern Italy) are reconstructed in 3D by serial lapping and digital montage and numerical simulations are performed by using a 3D chaotic dynamical system. Natural and simulated magma mixing structures are visualized by using several multimedia tools including animations and “virtual reality” models. It is shown that magma interaction processes can generate large spatial and temporal compositional heterogeneities in magmatic systems. The same topological structures are observed in both 3D reconstructed rock samples and chaotic numerical simulations, indicating that the mixing of magmas is governed by chaotic dynamics. The use of 3D multimedia models gives the opportunity to penetrate into magma mixing structures and to understand their significance in the context of magma dynamics. Such an approach is very powerful since multimedia tools can strongly capture the attention of the reader bringing him/her into an interactive and memorable geological experience. 相似文献

The study analyses technical efficiency and efficiency change of 193 community hospitals and polyclinics across Ukraine, for
the years 1997–2001. These facilities are a subset of the medical institutions in rural Ukraine; they are identical w.r.t.
their function in the health system and share the same departmental structure. The data comprise the number of beds in the
hospitals, the number of staff employed in the hospitals as well as the polyclinics connected to the hospitals, the number
of inpatient and outpatient admissions as well as the number of surgical procedures, lab tests, X-rays performed and the number
of deaths and deaths after surgery. Because of the known sensitivity of traditional nonparametric frontier estimators to outlier
observations, we employ an order-m estimator, a robust technique, to assess the efficiency of these health care providers as well as changes of their productivity
time. The efficiency scores are calculated with an output-oriented model; they are close to unity for hospitals whereas polyclinics
seem somewhat less efficient. The Malmquist-indices averaged over all observations are close to unity indicating that productivity
does not change over during our observation period. But, depending on the period and the region, substantial deviations from
unity can be observed.

Summary. The purpose of this paper is to consider environmental taxation which would control emissions of firms in a model of growth
cycles. In the model presented below, the economy may experience two phases of growth and environmental quality: “the no-innovation
growth regime” and “the innovation-led growth regime”. Aggregate capital and environmental quality remain constant in the
no-innovation growth regime, while they perpetually increase in the innovation-led growth regime. The paper shows that the
tax plays a key role in determining whether the economy stably converges to one of the two regimes or fluctuates permanently
between them. It also shows that there is a critical level of the tax and that the economy obtains higher growth rates of
capital and environmental quality by raising (or reducing) the tax if the initial tax is below (or above) the critical level.

Labour economists typically assume that pay differences between occupations can be explained with variations in productivity. The empirical evidence on the validity of this assumption is surprisingly thin and subject to various potential biases. The authors use matched employer-employee panel data from Belgium for the years 1999–2006 to examine occupational productivity-wage gaps. They find that occupations play distinct roles for remuneration and productivity: while the estimations indicate a significant upward-sloping occupational wage-profile, the hypothesis of a flat productivity-profile cannot be rejected. The corresponding pattern of over- and underpayment stands up to a series of robustness tests. 相似文献
