Retail Leasing: The Determinants of Shopping Center Rents   总被引:4,自引:0,他引:4  
The determinants of lease rentals are of fundamental importance to real estate researchers and practitioners. Retail leases are unique in that they typically have two rental components: a base rent and an "overage" rent equal to a percentage of the tenant's gross sales above some threshold level. In this paper, we develop and test a simple cash flow model of retail lease valuation that predicts that base rents are lower with higher percentage rent rates and are higher with greater threshold levels of sales. Using a sample of shopping center leases, regression analysis indicates that these tradeoffs are observed in the market.  相似文献

This paper analyses the presence of financial constraint in the investment decisions of 367 Brazilian firms from 1997 to 2004, using a Bayesian econometric model with group-varying parameters. The motivation for this paper is the use of clustering techniques to group firms in a totally endogenous form. In order to classify the firms we used a hybrid clustering method, that is, hierarchical and non-hierarchical clustering techniques jointly. To estimate the parameters a Bayesian approach was considered. Prior distributions were assumed for the parameters, classifying the model in random or fixed effects. Ordinate predictive density criterion was used to select the model providing a better prediction. We tested thirty models and the better prediction considers the presence of 2 groups in the sample, assuming the fixed effect model with a Student t distribution with 20 degrees of freedom for the error. The results indicate robustness in the identification of financial constraint when the firms are classified by the clustering techniques.  相似文献

Outsourcing of non-core activities is nowadays a common business strategy. Declining transaction and transportation costs caused by the advent of Information and Communication Technology are a potentially important driving force behind this development. This paper provides a theoretical framework for analysing a firm's incentive to follow such a strategy of outsourcing and its consequences for macroeconomic variables like growth and product variety. We divide production activities into core and non-core activities. Non-core activities can be performed within the firm or can be mediated by the market. We derive conditions under which outsourcing occurs, and under which outsourcing is socially desirable. These conditions do not necessarily coincide. Outsourcing may hence be a profitable strategy for firms, while it is socially suboptimal. Crucial parameters in the model are the relative scale of core versus non-core activities, management costs, transaction costs and love for variety of consumers.  相似文献

It is likely that the World Wide Web (WWW) will come to play a significant role in the marketing strategies of many organisations, even when it fails to become the dominant marketing communications channel. A framework is required whereby an organisation can assess the potential of, develop a role for, create and manage a WWW site within its marketing strategy. The WWW is an interactive channel offering a potential for many‐to‐many communications to all players in a market. Existing frameworks either fail to recognise the implications of this or else they ignore it. This paper attempts to develop a framework which invites organisations to fundamentally rethink their marketing strategies through consideration of the opportunities presented by the WWW.  相似文献

This paper presents a resource-based theoretical model for an extended version of the network success hypothesis. It derives four main hypotheses for the relationships between resources obtained from personal networks of the founders and a new venture's success. The model takes into account a broad range of control variables. In the empirical study, based on a sample of 123 German entrepreneurs, we do not find much support for our hypotheses. We conclude that, quite in contrast to most existing theories, network links have close to no impact on getting cheap or exclusive resources.  相似文献

Work stress is now recognised as a major issue in the human resource management arena, for both staff and management. Within the hospitality industry context, service quality issues are beginning to assume major importance in the success of many operations. This study has sought to understand interpersonal conflict work stress responses associated with hospitality industry employee-management conflict, together with approaches to service quality issues among a sample of Australian hospitality industry domain was the sole predictor of the clearer and more autonomous work role stress response, and the management service quality domain was the predictor of the better management communication stress response. Better communication by management presented as the dominant stress response, and was found to be particularly associated with femalae hospitality industry employees. Implications of these findings for both hospitality industry employees and for hospitality industry management are explored.  相似文献
