This article extends the analysis concerning the impact of neighborhood churches on residential property values by investigating nearly 5,000 residential property transactions in Henderson, Nevada, between January 1986 and December 1990. We find that real property values decrease, at a decreasing rate, as distance from a neighborhood church increases. This result is the opposite of that reported by Do, Wilbur, and Short in a previous edition of this journal. We bolster our findings by showing that distance from the site of a future church has little or no impact on residential property values, whereas distance from an existing church is associated with lower property values. Our evidence indicates that neighborhood churches are amenities that enhance the value of neighborhood residential property. Finally, we demonstrate that larger churches (as measured by square foot of lot size) tend to have a greaterpositive impact on residential property values. 相似文献

An almost ideal demand system for alcoholic beverages in British Columbia is estimated based on five beverage categories. Estimates of the model unrestricted and restricted to satisfy homogeneity and symmetry are presented. The restrictions are tested: as is common in applied demand analysis a number of rejections are encountered, although within-equation tests tend to support homogeneity. The rejections which are encountered are not mitigated by the inclusion of dynamic elements. The Slutsky matrix is used to examine the concavity of the expenditure function, which is found to be mildly violated. Marshallian and Hicksian own-, cross-price, and income elasticities are calculated and are found to be largely consistent with previous findings, although some noteworthy results are obtained. 相似文献

This paper compares the number of consumer information cues found in television advertisements in three countries: Australia,
Ecuador, and the United States. Earlier studies conducted by Resnick and Stern in the United States and Dowling in Australia
were replicated in Ecuador. Content analysis of 108 Ecuadorian television advertisements evaluated the number and types of
information cues in each commercial. Results indicate that a much greater proportion of Ecuadorian television commercials
contain consumer information cues than those broadcast in the other two countries. The explanation suggested for this observation
is that Ecuador, due to its level of economic development, has many more products in the introductory stages of the product
life cycle. This situation, in turn, requires more extensive communication of consumer information to market the products
effectively. This finding implies an additional dimension, information content level, which must be considered when adapting

This study examines the relationship between corporate diversification and financial performance. The use of a stock market based measure of diversification allowed a much larger database than in previous studies and overcame the subjective nature of measuring internal diversification. Because previous researchers found that firm size affected performance, size was controlled in this analysis. Beef ranchers in British Columbia rely upon Crown range for a large proportion of their summer and fall grazing needs. Any improvement in the management policies for this resource can enhance the economic viability of the beef sector. The objective of this study is to evaluate the stocking levels of stock ranges administered by range agrologists and to compare their assessment with that derived using a more formal planning procedure. The report details the stocking capacity for the Punchaw Stock Range in the Prince George range district. Capacities for other stock ranges are also estimated. When rotational uses are defined and examined, the optimal use pattern results in carrying capacities that are approximately double that of current or recommended stocking levels. Derivative mortgage securities have proliferated since planned amortization and floating rate CMO classes were introduced in late 1986. Other recently created derivative securities include reverse floaters and deep-discount bonds of CMOs, CMO residuals, and stripped and senior/subordinated passthroughs. These securities, which are derived from fixed-rate mortgages, were created to meet investor demands for maturity certainly, interest rate and prepayment hedging, and enhanced credit. The rapid growth of derivative securities reflects expansion of the investor base for fixed-rate mortgages. It also suggests that these mortgages will continue to be a viable housing finance instrument in a volatile interest rate environment. For the future, the increased creation of derivative securities will make the secondary mortgage market more efficient, facilitating the funding of fixed-rate mortgage originations.The substance of this paper was originally written in late 1987 and many of the specific data reflect that time period. 相似文献

A mail survey was conducted to empirically investigate contributions to charity as a method of stimulating responses to a
mail survey. The research design included a control group and four experimental groups with the following treatments: a prepayment
of $1.00 enclosed with the questionnaire (immediate personal reward), $1.00 promised upon return of the questionnaire with
the respondent identified (delayed personal reward, no anonymity), $1.00 promised upon return of the questionnaire with no
identification of the respondent (delayed personal reward, anonymity), and the promise of $1.00 contribution to a respondent-selected
charity (delayed non-personal reward). The $1.00 prepayment yielded a statistically significant higher response rate than
the $1.00 promised to charity or $1.00 promised upon return of the questionnaire. This study generally supports existing empirical

Abstract . It is the purpose of this paper to examine critically the choice of “zero discharge” as me ultimate goal of our federal water pollution policy and to demonstrate that a goal of 90 percent removal of pollutants from effluents of urban areas will be more economically efficient. Our results indicate that in reaching “Zero discharge,” there is a minimal return in water quality for urban areas which are located on large bodies of water. The final conclusion is that the substantial resources, which would be required to surpass the level of 90 percent removal of pollutants, could be employed more effectively in other social programs. 相似文献
