Common factors in international securitized real estate markets 总被引:1,自引:0,他引:1
This study investigates the presence of common factors in the securitized real estate markets of the Untied States (US), United Kingdom (UK), Hong Kong (HK), and Singapore (SG). Using a combination of factor analysis and canonical correlation analysis on 10-year monthly return data for 142 real estate securities in the four markets, more common risk factors among real estate securities within a country than across countries are detected. In addition, there is at least one common securitized real estate market factor that is moderately correlated with the world real estate market, and to a lesser extent, with the world stock market. However, the degree of linkage across the four securitized real estate markets is much weaker than the strong linkages present across the four economies. It further appears that the extent to which correlations are found in international securitized real estate markets might largely be due to the increasing integrated nature of the world real economy, rather than a result of the globalization of financial markets. The results are preliminary, but indicative, and suggest that more studies exploring how common factors, together with the local market portfolio, could help explain the return-generating process of securitized real estate. 相似文献

This study reports on an investigation into what lies behind a firm's first export order and revisits the questions posed in the classic article by Simmonds and Smith [(1968). British Journal of Marketing, 2, 93–100]. It concentrates on risk/reward considerations in decision-making. Interviews were undertaken with owner/managers who were the key decision-makers in 10 newly internationalising UK start-up firms, that is, in their first year of operation, in order to avoid recollections in respect of hindsight. The findings highlight that a variety of factors can affect the decision of owner/managers in small firms to start their internationalisation path. Decisions are made in the context of perceived risk/reward considerations regarding exploiting various opportunities; for example, what are considered to be affordable losses against respective owner/manager's objectives and experience. Marketing and entrepreneurship have long been recognized as two key responsibilities of the firm. Despite their tight integration in practice, marketing and entrepreneurship as domains of scholarly inquiry have largely progressed within their respective disciplinary boundaries with minimal cross-disciplinary fertilization. Furthermore, although firms increasingly undertake their marketing and entrepreneurial activities across diverse settings, academe has provided little insight into how changes in the institutional environment may substantially alter the processes and outcomes of these undertakings. Herein, we integrate research on marketing activities, the entrepreneurship process, and institutional theory in an effort to address this gap. We first discuss market orientation as enhancing a firm??s opportunity recognition and innovation, whereas marketing mix decisions enhance opportunity exploitation. We then examine how entrepreneurship leads to innovation directed toward market orientation and marketing mix activities. Life insurance has become an increasingly important part ofthe financial sector over the past 40 years, providing a rangeof financial services for consumers and becoming a major sourceof investment in the capital market. But what drives the largevariation in life insurance consumption across countries remainsunclear. Using a panel with data aggregated at different frequenciesfor 68 economies in 19612000, this article finds thateconomic indicatorssuch as inflation, income per capita,and banking sector developmentand religious and institutionalindicators are the most robust predictors of the use of lifeinsurance. Education, life expectancy, the young dependencyratio, and the size of the social security system appear tohave no robust association with life insurance consumption.The results highlight the importance of price stability andbanking sector development in fully realizing the savings andinvestment functions of life insurance in an economy. 相似文献

This paper analyzes Stackelberg price leadership in a duopoly in which firms are capacity constrained and products are imperfect substitutes. Assuming symmetric substitutes, linear demand, and efficient rationing, we characterize the equilibria with an exogenously specified leader. Using the equilibrium profits derived from these games, we argue that over certain ranges of asymmetric capacities an endogenous price leader will emerge. When endogenous leadership does arise, it is the large capacity firm which is the leader. This research explores how philanthropic foundations responded to the killing of George Floyd and subsequent Black Lives Matter protests through a critical race theory perspective. Using qualitative content analysis of online statements, the study analyzed messages foundations conveyed about racism and anti-racism and what commitments they made to address racial equity. The findings suggest half of foundations communicated racist ideas through assimilationist and non-racist messages, and half expressed anti-racist ideas by addressing systematic racism. Further, corporate, rather than family or community foundations, conveyed more racist messages and committed to providing funds rather than adjusting organizational orientation to address racial inequity. 相似文献

Before the debt crisis of 2010 forced Greece into almost permanent austerity, its hotel workers enjoyed wages and conditions (through a sector collective agreement) similar to those in other economic sectors. This was against the international trend where low wages and poor conditions were standard. Sweeping deregulation by Greek governments has brought much of the hotel industry into line with other countries. The sector agreement, now covering a much smaller proportion of the workforce, survived but has experienced ‘institutional conversion’, delivering a much poorer outcome. Despite buoyant tourism, institutional deregulation and derogation have delivered the employers' major objective of matching the workforce to the fluctuating demand for labour. 相似文献

Peasant households in Southeast Asia and elsewhere live on the margin of subsistence. Their survival strategies make them technological conservatives and weavers of reciprocal webs of social obligation and dependence. James C. Scott has argued that the fabric of this “moral economy” both guarantees subsistence for the peasants and forms the touchstone on which their judgements of social justice are tested. When those who should offer succor withdraw it, peasants are outraged and from their anger springs peasant rebellion. Two South Asian peasant rebellions of the 1940s (Telengana and Tebhaga) fail to support Scott's account and raise major questions about his historical method. Two others case studies focused on the early years of colonial contact (the Padri Wars and the capitalist transformation of the Kaveri delta) lead the authors to question sharply the existence of a “moral economy of the peasant” and to suggest that Scott has inadvertently presented a landlord's view of peasant society. 相似文献
