I re-examine Mankiw-Weil's (MW) claim that house prices will fall 47% by 2007. MW argue that the arrival of the Baby Boom generation at adulthood drove up prices during the 1970s. When the beginnings of the Baby Bust generation matured in the 1980s, prices softened. When this generation arrives in earnest, prices will collapse. I make three points: (1) The regression upon which MW hang their prediction has an implausible -8.1% trend, which drives their prediction. (2) Demand directly influences the rental price; the asset price (MW's variable) is influenced by demand only indirectly. I re-run MW's regression, replacing the asset price with the rental price, and their prediction disappears. (3) Relying on data presented by MW, I show that housing consumption rose during the 1970s, after adjusting for income growth. Just when MW say the asset price of housing was rising, consumers behaved as if the price were falling. Consumers were right: The rental price fell by approximately 20% during the 1970s. 相似文献

Chief Executives from New Zealand's largest companies were surveyed to distinguish divesting and nondivesting companies, and to identify the relative importance of the factors and motives which led to the divestment of 208 business units in the period 1985 through 1990. The divesting companies were considerably larger and faster growing than nondivestors. The Theory of Economic Progress , the time is ripe to re-evaluate Ayres' contributions. Ayres, like Thorstein Veblen before him, assimilated into economics the findings of other social science and humanistic disciplines, particularly anthropology. Both portrayed clearly the role in the economy of what Veblen called the matter-of-fact and Ayres 'technology,' The understanding of the role of technology and its extension in economic progress , implicit in Veblen, is made explicit by Ayres. The leaf tobacco marketplace is highly organized. Prior to 1940, the few large tobacco companies controlled that organization explicitly. The question is whether this organization set oligopsonistic leaf prices or minimized production and transaction costs. A model of joint oligopsonyoligopoly shows that pricing of cigarettes and leaf tobacco was unified: oligopolistic cigarette pricing was sufficient to curtail both cigarette production and leaf purchases. The companies could just bid in the market for the leaf necessary for that cigarette production rate.Prima facie, the organization was not for oligopsony coordination. When commodity prices rise, wholesalers and retailers of products derived from basic commodities respond by passing along at least a portion of the price increase to consumers. In this paper we examine whether firms respond differently to positive commodity price shocks than to negative commodity price shocks; that is, whether commodity price volatility alters market power. We exploit recent volatility in food commodity prices over the period 2007-2010 to investigate how commodity price shocks translate into market power in two different vertically-structured food product industries: potatoes and fluid milk. For potatoes, we find both wholesale and retail market power decreases (increases) during periods of rising (falling) commodity prices. Moreover, price-cost margins widen a substantially greater degree in response to negative shocks than margins narrow in response to positive shocks, indicating that commodity price volatility increases market power. For fluid milk, we find that market power likewise declines during periods of rising commodity prices; however, market power does not significantly change during periods of falling commodity prices, suggesting that commodity price volatility decreases market power. 相似文献

This article proposes an alternative specification for the second stage of the Case‐Shiller repeat‐sales method. This specification is based on serial correlation in the deviations from the mean one‐period returns on the underlying individual assets, whereas the original Case‐Shiller method assumes that the deviations from mean returns by the underlying individual assets are i.i.d. The methodology proposed in this article is easy to implement and provides more accurate estimates of the standard errors of returns under serial correlation. The repeat‐sales methodology is generally used to construct an index of prices or returns for unique, infrequently traded assets such as houses, art and musical instruments, which are likely to be prone to exhibit serial correlation in returns. We demonstrate our methodology on a data set of art prices and on a data set of real estate prices from the city of Amsterdam. 相似文献
