近20年,我国城市住宅价格经历了大幅下跌与上涨,而同期租金逐年下降,房价与租金之间的关系令人关注。本文利用1993年第二季度至2010年第一季度的数据进行实证分析,结果表明北京、上海、广州和深圳的租金指数和房价指数之间不存在协整关系,说明住宅市场价格与租金不存在长期均衡关系,房价严重脱离了租金这一基本面的影响,不再遵循现值理论模型所揭示的两者之间的运行趋势,表明房价泡沫在长期积聚。为了预防市场泡沫破灭对经济体造成的严重冲击,政府应该严格监察与调控房地产市场。  相似文献

In this paper I deal with Bayesian methods for conducting inference on important features of (potentially) cointegrated VAR models involving I(1) variables. Firstly, (informal) inference is made on the cointegrating rank of the system. Secondly, posterior analysis is used to verify the validity of over-identifying restrictions on the cointegration parameters. Thirdly, posterior distributions are obtained for impulse response functions and predictive densities at different horizons. The relevant posterior distributions are obtained by means of Monte Carlo integration. The analysis is based on the use of simple weakly informative priors. Two applications on simulated data and on the Danish money demand data are presented.  相似文献

运用Granger因果检验以及协整、误差修正模型、多元回归模型等计量经济学分析方法,对中国内资企业出口与汇率的关系进行实证分析,得出的主要结论是:实际有效汇率与中国企业内资出口间没有因果关系,并且无论在长期和短期实际有效汇率的变动都不能有效地解释内资出口的变动,说明人民币汇率的变化对内资出口影响非常小。国际上因为贸易逆差而指责中国的汇率政策,其理由是不充分的。  相似文献

Several recent papers have underlined the importance of microstructure effects in understanding exchange rate behavior by documenting stable long-run relationships between cumulated order flows and spot exchange rates. This stands in contrast to the widely-studied failure of exchange rates to conform to the long-run behavior implied by “conventional” macroeconomic models and is consistent with the prediction of micro-structure models. We re-examine the evidence for stable long-run relationships. We find that such evidence exists only for a small number of the major currencies we examine and that it is statistically fragile. We conclude that this implication of microstructure models does not fit the data as well as previous studies suggest.  相似文献

Recent developments in the analysis of cointegration in the presence of asymmetric adjustment are extended and applied to data on regional house prices in the UK. This extension is found to have a dramatic impact upon the results derived. In contrast to recent studies employing standard methods, allowance for the possibility of asymmetric behaviour results in the detection of a large number of long‐run relationships between house prices in different regions. A consistent pattern of asymmetric adjustment is observed, with reversion to equilibrium occurring more rapidly (slowly) when house prices in the South of England decrease (increase) relative to other regions. While the results derived support the existence of a ripple effect underlying the observed movements in regional house prices, the extent of cointegration uncovered casts doubt upon the recently proposed notion of weak segmentation in the UK housing market.  相似文献

The traditional formulation of the linear–quadratic inventory model with unit roots predicts cointegration between inventories and sales. That formulation implies that marginal production costs and the marginal benefits of inventories are both tending to ∞, and the cointegrating coefficient reflects the optimal trade-off between these competing factors. This paper suggests a reformulation of the problem in which marginal production costs and marginal inventory benefits are both stationary and in which the cointegrating coefficient is the same as the value that characterizes the target inventory level in the cost function.  相似文献

A restricted forecasting compatibility test for Vector Autoregressive Error Correction models is analyzed in this work. It is shown that a variance–covariance matrix associated with the restrictions can be used to cancel out model dynamics and interactions between restrictions. This allows us to interpret the joint compatibility test as a composition of the corresponding single restriction compatibility tests. These tests are useful for appreciating the contribution of each and every restriction to the joint compatibility between the whole set of restrictions and the unrestricted forecasts. An estimated process adjustment for the test is derived and the resulting feasible joint compatibility test turns out to have better performance than the original one. An empirical illustration of the usefulness of the proposed test makes use of Mexican macroeconomic data and the targets proposed by the Mexican Government for the year 2003.  相似文献

本文从我国服务业外商直接投资与服务业增加值、国内生产总值作为一个系统中相互决定和相互依存的内生变量角度构造动态模型,以此分析相互联系的变量间的互动关系和内在影响机制,并分析随机扰动对变量系统的动态冲击。本文的实证研究结果表明,我国服务业外商直接投资、服务业增加值、国内生产总值三变量之间在5%的显著水平上存在一个协整方程。同时,服务业增加值与GDP保持双向的Granger因果关系。在三变量的因果检验中,服务业外商直接投资是引起国内生产总值增长的Granger原因,但国内生产总值不是服务业外商直接投资变动的Granger因,即服务业外商直接投资与GDP不存在双向的因果关系。  相似文献
