Developers are entrepreneurs that initiate and carry out land development projects. They play an active dominant and leading role in land use planning decisions, and are, therefore, expected to have a significant impact on patterns of development and open space conservation. The present study identified correlations between characteristics of developers and indicators of open space conservation, based on a random sample of 88 statutory land use plans in the Tel Aviv metropolitan region over the period 1990–1999. The variables used to describe characteristics of developers were of two kinds: direct variables including developer type and land ownership, and indirect proxy variables that represented typical entrepreneurial behaviors (profit seeking, risk taking and innovativeness) including: net residential density, open space per residential unit, spatial location of the plan area and the time lapse until plan approval. Indicators of conservation were: size of plan area, existing agricultural land within the plan, proposed open space and effective open space. We found that developer type and land ownership were connected mainly to plan size and existing agricultural land rate, both indicators of regional conservation potential, while variables representing profit seeking, risk taking and innovativeness were significantly connected to proposed and effective open space rates, which express the conservation level within plans. 相似文献

As companies gradually shift from the exchange view to the resource integration view, the creation of value also shifts from the customer sphere to the joint sphere. As a result, the customer and service provider are responsible for co-creating value through resource integration. However, it raises the question of whether customers are capable of contributing to the co-creation of value. Our study proposes a framework of how goal congruence plays a pivotal role in the resource integration process between all actors in the joint sphere. When the level of goal congruence between customer and service provider actors is high, it stimulates the exchange of valuable resources from all actors, which leads to the actual experience of co-creation resulting in value-in-use and improves service outcomes, i.e., customer satisfaction and loyalty. Data were collected through a field survey from salon-and-spa customers (n = 530) and PLS-SEM was employed to test the hypotheses and further analysis. The results show that goal congruence impacts customer satisfaction and loyalty through value-in-use. Therefore, suggesting service providers to properly socialize their goals will be a good strategy to increase customer capability to co-create value and ultimately enhance customer satisfaction and loyalty. 相似文献

Mobile tourism shopping is an emerging market, but there is little theoretically based research on the topic. This study investigates the impact of motivations (value, enjoyment, time saving and mobility) on consumer satisfaction by applying contingency and task–technology fit theories in the mobile tourism shopping context. The results show that value and enjoyment have significant effects on satisfaction. Use context is found to have a full mediating role between time saving and satisfaction as well as between mobility and satisfaction. We study how local leaders matter for economic growth by examining the impacts of exogenous transfers of leaders across China’s provinces on land transactions in the primary market. We find that new provincial leaders attract investment in industrial land from the provinces of their previous positions. The leaders’ impacts are greater when their freedom to deploy their business connections in the land market is greater. More importantly, we find evidence of positive impacts of land transactions on economic growth, which should bode well for the careers of the local leaders, albeit there is some evidence of rent seeking among officials especially when they are too old for further promotion. 相似文献

本文利用2006年中国综合社会调查问卷中的农户数据分析了农地流转对土地使用权分配的影响。通过计算农地流转前后的土地分配基尼系数,测度了农地流转影响土地使用权分配的结果,研究显示:农地流转促进了土地使用权的集中,但集中的速度并不快,各区域之间存在差异。在市场化农地流转中,土地较少而又贫穷的农民缺乏能力和优势转入土地,导致土地使用权集中。农地流转难以解决公平问题,农民获取土地仍然主要依靠村组集体的初次分配和二次调整。在符合农民认同、规则明确稳定的条件下,村组内部的土地调整能做到公平与效率相容。因此,村庄集体需要积极培育民主、发展农民自治组织;基层政府需要抑制自己调整土地的冲动,同时在一定程度上认同、支持和监督村组内部的土地调整。 相似文献

湖南省无论从率先开展银行卡助农取款服务,还是推广银行卡升级换代等都取得了一定成就。但也存在着持卡人用卡情况仍欠佳、用卡领域狭窄、服务欠完善、环境欠佳、法规环境欠优化等诸多问题。已成为银行卡产业发展的瓶颈。改变信用卡发展严重滞后现状,增加居民收入与改变消费观念,加大银行卡推广力度,加快银行卡产品创新,创造良好的银行卡受理和法规环境。拓展并规范信用卡市场无疑是一条有效途径。同时,应大力培养消费者良好用卡理念,避免“睡眠卡”的出现,提高持卡人用卡频率,增强用卡安全意识。推动银行卡产业的发展。 相似文献
