Among the majority of research on individual factors leading to coronavirus mortality, age has been identified as a dominant factor. Health and other individual factors including gender, comorbidity, ethnicity and obesity have also been identified by other studies. In contrast, we examine the role of economic structural factors on COVID-19 mortality rates. Particularly, focusing on a densely populated region of France, we document evidence that higher economic “precariousness indicators” such as unemployment and poverty rates, lack of formal education and housing are important factors in determining COVID-19 mortality rates. Our study will help inform policy makers regarding the role of economic factors in managing pandemics. 相似文献

This paper presents a model for housing markets with interdependent values. We introduce private information on the quality of a house (i.e., high or low), which is known only to the initial owner. Interdependency means that the ex-post preference of an agent depends on the private information of the other agents with regard to the quality of houses. We prove that on a domain satisfying a richness condition, the no-trade rule is the only rule that satisfies ex-post incentive compatibility and ex-post individual rationality. 相似文献

This paper considers the tax treatment of housing and the issue of savings for retirement in the context of a simplified model that still allows key aspects of the household context to be realistically represented. A model is developed in which both housing and financial assets can be used as vehicles for household saving. Individuals face perfect capital markets and choose between owner-occupied and rented accommodations. For the model developed, it is shown that the tax advantage of owner-occupied housing is not fully removed even if imputed rents are subject to income taxation. However, deferred income taxation for both housing and savings in the form of financial assets would result in an equal treatment of tenants and owner-occupiers. 相似文献

在当前全球人口老龄化趋势下,如何解决由此产生的老龄人口退休收入短缺及财政困境成为各国学者及政策制定者关注的热点。住房反向抵押贷款作为拓展老年人退休收入的一种金融创新手段,在欧美市场已经发展成为一种成熟的金融工具。随着9月国务院提出“开展老年人住房反向抵押养老保险试点”,“反向抵押贷款”模式的“以房养老”再次进入公众视野,成为当前公共政策研究热点,并引发了民众关于“政府在养老体系中责任”的大辩论。本文以此为契机,通过已有的文献构建反向抵押贷款理论框架,讨论反向抵押贷款的优缺点、风险及影响反向抵押贷款市场的相关变量,系统还原这一金融工具的运行机制,消除公众对其的误解并结合这·理论框架探讨‘‘反向抵押贷款’雀本土化过程中存在的困境。本文认为,在中国,遗产赠予动机是老年住房自有者在当前住房市场下为实现整个家庭代际福利最大化做出的“理性选择”;‘饭.向抵押贷款”中贷款金融机构面临的风险高于借款人,老年人实现住房资产的流动性是以牺牲贷款金融机构现金流动性为代价的。因此,未来需要探讨的是,政府在推进的过程中如何降低各方风险,减少未知不确定J}生风险的问题。 相似文献

房价问题已经成为社会关注的焦点,建立科学的房价合理性评价指标体系成为当前亟待解决的重要问题。许多研究者认为房价收入比是比较合理的方法,本文认为用房价收入比衡量房价合理性不符合当前中国的实际,存在三个方面的缺陷。科学的评价体系必须能够反映收入结构、支出结构和住房供应结构的差异,以机会均等作为房价合理的判别准则。按照这一设想,本文提出了以“住房负担能力、住房机会指数和住房机会均等指数”为核心的房价合理性评价指标体系,并对2005年江苏某市房价合理性进行了实证分析,提出了改善其房价合理性的相关建议。 相似文献

This paper examines the extent to which wealth accumulation for housing purchase increases household savings and suppresses consumption. The study employs an estimation method based on simultaneous equations with limited dependent variables developed by Nelson and Olson to examine the relationship between wealth accumulation and housing purchase plans, using data relating to young Japanese renters. The estimation results provide evidence that young Japanese households severely reduce their consumption by around 30–40 percent. 相似文献
