Patterns in property values provide strong signals about the future and sustainability of land use. This paper analyzes the determinants of land value in an Amazonian frontier settlement. We estimate hedonic price functions to identify factors that affect the value of farm properties in the western Brazilian Amazon. Distance to market explains nearly one-third of the variation in farm value, as predicted by the von Thünen model. After controlling for location relative to the central market and for municipality, we find that investment in the farms (as reflected in the stocking rate of pastures and the establishment of home gardens) has the next largest impact on land value. The value per hectare of land is negatively related to total lot size, suggesting that any economies of scale are outweighed by the cost of accessing remote corners of large properties. We do not find that land values are related to available measures of biophysical factors or to historic or current land use. Our results do not identify any premium for forest cover or for land uses considered to be more sustainable than pasture on the property itself. However, farm values are affected by neighboring land cover, specifically, the extent of barren land. Thus, local knowledge of factors contributing to future productivity, as summarized in land values, confirms that soil exhaustion can lead to a general decline in property values, while investments in a property both as a homestead and as a farm can help sustain frontier settlements.  相似文献

Consistent with the challenges of sustainability science, land architecture offers a comprehensive approach to land system dynamics useful for numerous types of assessments, ranging from the vulnerability of coupled human–environment systems to forest transitions. With antecedents in several research communities, land architecture addresses the tradeoffs within and between the human and environmental subsystems of land systems in terms of the kind, magnitude, and pattern of land uses and covers. This approach is especially cogent for changes in tropical forests, given the broad-ranging forces acting on them and the equally broad-ranging consequences of their loss. The rudiments of the land architecture approach are illustrated for changes in seasonal tropical forests in the southern Yucatán of Mexico, the pivot of which is the Calakmul biosphere reserve. Simplifying the dynamics involved, the region-wide land architecture is the collective design of stakeholders with different land-use goals that favor tradeoffs in subsystem outcomes serving better either the reserve and related programs or the smallholder farmers that populate the region. A major tradeoff involves forest cover per se, which holds implications for forest transition theory. Evidence for an incipient transition involves the scale of analysis taken. The dynamics involved hold too much uncertainty to forecast a permanent transition to more forest cover and imply that more complex but robust versions of the theory are required.  相似文献

In recent months, strong global growth, rebounding commodity prices, and relatively accommodative financial conditions have benefited the Indonesian economy. The first quarter of 2017 in Indonesia saw resilient GDP growth, moderate inflation, stable exchange rates, an increase in the growth of non-oil exports, and an investment upgrade from ratings agency Standard & Poor's. Investment growth, however, did not pick up enough to drive overall growth to a higher rate. The poor quality of banking-sector assets and the gaps in tax revenue—despite the fulfilment of the government's tax-amnesty program—are two of the most immediate economic concerns. President Joko Widodo (Jokowi), who is well into the second half of his term, is under pressure to deliver on his development platform, which includes making progress in sustainable development and climate change mitigation. The effective management of forests is key to this platform. There has been longstanding tension over Indonesia's forests between the protection of environmental values, including carbon storage, and the production of valuable commodities, including timber, palm oil, and pulpwood, which generate revenue and employment. We survey recent developments in four storylines related to forestry and climate change: first, Indonesia's commitment to reducing emissions to 29%–41% below projected business-as-usual levels by 2030, as well as the international climate agreements and finance that can help achieve this commitment; second, land-use rights and regulations, including a moratorium on clearing, draining, or setting fires on peatland; third, measures to prevent catastrophic forest fires like those during the 2015 El Niño, including the establishment of the Peatland Restoration Agency; and, fourth, the actions of non-state actors, especially large agribusinesses, in managing forests and peatland. We conclude by discussing differences in the approaches of Jokowi's administration and those of former president Susilo Bambang Yudhoyono's administration and by questioning whether Indonesia's budgeted resources, actions, and results to date are commensurate with its climate commitments.  相似文献

Human societies constantly interact with the environment through mutual feedbacks and adaptations. The aim of this research was to analyze human and environmental dimensions so as to understand how the dynamic processes of land use and land cover change are contributing to the increase of forest cover observed between 1985 and 2011 in the Paraíba Valley, Brazil. The forestry sector, based on eucalyptus plantations, is given particular attention due to its role in these change processes. Multi-layer perception neural network (MPNN) models were adopted to evaluate the influence of independent variables in the process of the forest transition. Based on the model's results, we conclude that the process is conditioned by a set of biophysical and socioeconomic variables that operate during different historical periods and in different landscape settings. The proximity of Atlantic forest remnants was influential in the forest transition for the three periods analyzed: 1985–1995, 1995–2005, and 2005–2011. In the first period of change (1985–1995), topography was most influential. Between the periods of 1995–2005 and 2005–2011, the proximity to eucalyptus plantations was an important factor, indicating a high probability of native forest recovery occurring in the vicinity of these monocultural areas. The forest transition tends to occur in areas less suitable for agriculture at the outset, but as these areas are replaced by forest cover, socioeconomic drivers such as farm credit and economic development play important roles in forest recovery.  相似文献

The Chaco Salteño in Argentina is part of the Dry Chaco ecoregion, the largest neotropical dry forest in the world, and represents an important hotspot for deforestation and natural habitat loss due to agricultural expansion. The purpose of this article is: i) to assess systematically the role of agricultural expansion, intensification and demographics on the loss of natural habitat and ii) to understand how institutional factors contribute to direct the impact of agricultural intensification towards land sparing or Jevons paradox. We use multivariate statistical methods to assess the effect of important institutional changes, including the promulgation of the Forest Law in the Province of Salta and the titling of communal lands to Indigenous Peoples (IPs), on the loss of natural forests, shrublands and grasslands in the Chaco Salteño. Our results show that the approval of the Forest Law in Salta has been ineffective at slowing down the loss of natural habitat and is associated with the emergence of Jevons paradox via the increase in agricultural productivity. Moreover, this new institutional context appears to have increased the pressures on IPs land and encouraged preventive clearing on these lands. Finally, we detect the decreasing importance of livestock heads as drivers of natural habitat loss.  相似文献

Frontier development in the Brazilian Amazon has created vast areas of largely deforested landscapes. Conservation efforts in these post‐frontier zones seek to protect the remaining forest fragments and promote sustainable agricultural practices that absorb labor, meet market demand, and generate ecosystem services. Assessments of these efforts often find that rates of sustained uptake are disappointingly low and that impacts are difficult to discern, but this could be due to the short‐time frames of both the efforts themselves and their evaluation. We investigate the impacts of participation in an internationally sponsored farmer association that for 15 years promoted sustainable agricultural practices in the heavily deforested state of Rondônia, Brazil. Using data from a georeferenced four‐period panel survey of farmers in combination with remote sensing data on land use spanning the life of the association, we apply matching methods to estimate the impacts of participation. We find that membership resulted in more diversified production systems, including more land allocated to agroforestry. Members also deforested less of their farms, but this difference is not statistically significant after we control for selection bias in membership.  相似文献
