文章首先根据经济学模型界定了两个重要指标:自相关系数与收敛系数.认为不同的外生冲击对这两个系数有不同的影响,而它们决定了房地产真实价格波动形态的差异.在此基础上,文章利用1998~2003年中国31个省(市、区)的面板数据对中国房地产市场进行了实证研究,其结论是,在真实人均可支配收入和真实建筑成本较高、真实税后住宅抵押贷款利率较低的地区有较大的自相关系数和较小的收敛系数,从而房地产真实价格具有更大的波动性.为使房地产真实价格在均衡价格附近平稳运行,降低开发成本和提高消费者购买成本能收到较好的效果.  相似文献

Recently the study on the mutual relationship between urban transport and land use has been one of the hot subjects in the fields of urban geography, urban transport planning and urban planning. This paper tires to carry out some methods, such as multi-analysis statistics method to specify the impacts of urban land use on urban transport system. Firstly,the choice of urban transport road network affected by the characters of urban land use layout is discussed. Secondly, the promotion of urban public transportation affected by high-density concentrated land use pattern is demonstrated Thirdly, the impacts of urban city-size on transport system structure characters are expatiated. The concept of narcissism normalisation suggests that individuals and societies are becoming more narcissistic due to various cultural influences. Tourism is reviewed here as one such possible influence. Exploitative, entitled and exhibitionistic tendencies associated with narcissism are well-established in tourism. Yet tourism is also an intimate, communal and satisfying activity which may counteract narcissism. Increases in narcissism have significant implications from a sustainable tourism perspective. Narcissism is associated with exploitative and entitled behaviours that over time cause significant harm to those people and landscapes that come into contact with. Narcissism appears to be incompatible with principles of sustainability and the challenges this poses for the industry are reviewed, while the opportunities are also explored. There are signs that narcissism, particularly those aspects relating to exhibitionism, can be co-opted to benefit sustainable development.  相似文献

A clear understanding of residents’ attitudes towards tourism development and its determinants is a crucial pillar for designing tourism development strategies to promote sustainable development. The literature on the influence of host–tourist interactions and place attachment on residents’ attitudes towards tourism development in developing countries is still scarce. To extend knowledge in this field, this study aims at developing and testing a structural model to examine direct and indirect causal effects of place attachment, host–tourist interaction, and perceived positive and negative tourism impacts on the residents’ attitudes towards tourism development in an island tourism destination – Boa Vista Island in Cape Verde. Results suggest that the residents’ attitudes are positively affected by place attachment, host–tourist interaction, and perceived positive impacts; and negatively affected by perceived negative impacts. Host–tourist interaction emerges as the strongest (direct and indirect) determinant of the residents’ attitudes towards tourism development. Moreover, although both positive and negative perceptions of tourism impacts have significant impacts on the residents’ attitudes, the influence of the former is stronger than that of the latter. The paper ends with relevant theoretical and practical implications to promote positive residents’ attitudes towards tourism development in Boa Vista.  相似文献

Demand projections for civil aviation have forecast increases in operations in future decades. Increases in demand are beneficial to the growth and advancement of the aviation industry, but also come with the threat of significant increase in environmental impacts. In response, the industry is focusing on programs to develop technologies for reductions in fuel burn, NOx emissions, and noise. While aircraft-level impacts are an obvious metric of success, it is difficult to make informed robust technology investment decisions with respect to noise without understanding the fleet-level impacts. Fleet-level predictions of noise for technology explorations are especially complicated because it is computationally expensive, highly combinatorial, and airport-specific. Recently, rapid automated airport noise models have been developed, which can be simulated using Design of Experiments (DOE). The results of these simulations are used to generate surrogate models for airport noise contour area, which can be summed to yield a fleet-level impact. These models make use of simplifying assumptions to provide estimates of airport-level noise that are substantially cheaper to compute. They can be used to perform parametric trade-off analyses in conjunction with the equivalency assumption. Equivalency asserts that environmental impacts of a technology infused aircraft can be represented by scaled operations of the baseline aircraft in the same class. This simple assumption allows for the modeling of technology and market penetration factors under the same units: operations. This research uses surrogate models in conjunction with the equivalency assumption to examine two potential technology scenarios in a target forecast year, simulating technology and market performance factors to identify vehicle classes that could have the greatest impact in reducing contour area. Results show that technology and market performance of future notional Small Single Aisle and Large Single Aisle vehicle aircraft have the highest positive correlations with potential reductions in contour area.  相似文献

Most tourism social impact studies emphasise tangible social impacts such as economic improvement. In developing countries such as South Africa, a small percentage of tangible benefits filter down to community level. This creates a problem as various studies revealed the importance of community support for the sustainability of the tourism industry. Therefore it was important to explore the role of both the tangible and the intangible social impacts of tourism. Communities with established tourism industries (Clarens, Soweto and Jeffreys Bay) formed part of the quantitative research. Through exploratory factor analyses, 31 social impact statements could be categorised into four tangible and two intangible impacts. The tangible factor Economic improvement obtained a low rating, meaning that it was not directly experienced by residents, while the intangible factor Community pride and upliftment obtained the highest rating among all factors. This, together with the fact that community members continue their support for the tourism industry, is a novel find, indicating the significant role of intangible social impacts in fostering community support. This finding shows the importance of incorporating intangible social impacts into tourism planning in developing countries. Contributions are made towards social impact research methodology and literature.  相似文献

Indirect non-lethal effects of wildlife tourism have the potential to compromise the long-term health of animal populations. While appropriate management of impacts is clearly necessary, such management is rarely reported to be effective. Doubtful Sound (New Zealand) has boat-based scenic cruises running year-round. This fjord is also home to an endangered population of bottlenose dolphins, a natural asset for the local tourism industry. A voluntary code of management (COM) was implemented in 2008 to alleviate vessel impacts, establishing guidelines to leave dolphin encounters to chance and restricting vessel traffic in areas of critical habitat. The frequency and duration of interactions decreased substantially since the implementation of the COM. This evidence shows that a science-based voluntary agreement has the potential to mitigate tourism impacts. Nevertheless, due to the small size of the population and its history of low calf survival, a precautionary approach is necessary to further reduce current anthropogenic impacts.  相似文献
