基于CIA法的无形资产价值评估研究——对房地产上市公司的实证分析

自进入知识经济以来,无形资产对于企业未来价值创造的作用日趋明显。目前学术界对于无形资产的涵义尚未有统一的认识。在文献回顾的基础上,综合目前对于企业无形资产、知识资产以及人力资产的研究成果,提出了无形资产是区别于有形资产且能为企业带来超额利益的总和;回顾了几种常见的企业无形资产评估的方法后,提出了属于间接测量法的CIA法,该方法建立在无形资产的价值最终将体现为企业运用有形资产获取超额收益的能力的基本思想之上,同时给出了应用CIA方法评估无形资产价值的详细步骤。接着以房地产上市公司为实证研究对象,运用CIA法测量出了样本房地产上市公司的无形资产价值。最后,指出了CIA法的局限性以及后续研究工作的方向。

Intangible Capital Value Assessment Research Based on CIA Method——Empirical Analysis to Listed Real Estate Corporation

when the knowledge-based economy is coming,the contribution of intangible capital to future enterprise value weights more and more.Now the definition of intangible capital in academy varies.After the literature review and integration of present research results of intangible capital,intellectual capital and human resource capital,we concluded that intangible capital is what is differentiated from tangible capital and can bring excess interest for enterprise.Based on considering several normal methods for assessing intangible capital,we promoted the calculated intangible value(CIA)belonging to indirect measurement.The idea of CIA method is the value of intangible capital is finally represented by the enterprise's ability of managing tangible capital to pursue excess interests and then,we gave detail steps to apply the CIA method.At the empirical analysis part,we selected the listed real estate corporation as samples and estimated their intangible capital value applying CIA method.At last,we pointed out the disadvantage of this method and direction of further research.
