| 摘 要： | 中国城市化和经济发展水平不断提高，导致社会商品销售额的高速增长，进而促使商业地产业进入快速发展阶段。目前，中国商业地产业的特征是：商业地产投资规模迅速增长并向中心城市集中，商业地产投资主体呈多元化，商业地产融资以银行贷款等间接融资为主要渠道，而囿于融资和变现困难，商业地产开发商大都选择了以出售为主的开发模式，不同城市商业地产的价格特征存在明显差异。运用北京、上海、广州、深圳等四个城市2000～2007年的面板数据对商业地产开发的影响因素进行实证检验表明，社会商品零售总额和城镇居民人均可支配收入对城市商业地产竣工面积和商业地产投资额具有显著的正的影响，而利率和销售价格的影响并不显著。
