山东省房价与居民收入关系的实证研究

根据山东现有历史统计数据,通过运用判定房地产泡沫的方法与指标,分析山东房地产经济是否存在泡沫现象,并从总体上、不同收入阶层以及地域不同来解析山东房价与居民收入之间的关系,从而发现在山东房地产经济中存在的各种问题,得出初步结论:就山东房地产经济整体而言,当前并未出现房地产泡沫现象,但该行业存在着许多亟待解决的问题,并就此提出了政策性建议。

Empirical Study of the Relationship Between Housing Prices and Residents' Incomes in Shandong Province

According to the Shandong statistical datas in history, with the use of the way and indicators which determine the real estate bubble, we analyse the real estate bubble economy in Shangdong, and in overall, and different income groups and different geographical term we analyse the relationship between income and housing prices in Shandong, thereby discovering the economy problem in Shandong real estate issues, and receiving preliminary conclusions : Shandong real estate economy as a whole has not been a real estate bubble at present, but in this industry, there are many problems that need urgent solving, and put forward policy recommendations.
