城市房屋被拆迁人行为影响因素研究——基于北京市相关数据的实证分析

以被拆迁户满意度及行为意愿的影响因素为研究对象，从被拆迁户心理期望、公平感知两个角度提出假设，构建了房屋拆迁补偿被拆迁人行为意愿影响因素模型，对影响其满意度和行为意向的因素进行了实证分析。并发现被拆迁人心理期望对其拆迁满意度具有显著负向影响，且被拆迁人在拆迁过程中的互动公平感知、程序公平感知和结果公平感知均对其拆迁满意度具有正向作用，此外程序公平和结果公平对拆迁意愿也有正向的促进作用。最后，我们认为房屋征收政策的制定还要注重被征收人的心理期望，提升被拆迁户的公平感知水平，进而提高被拆迁人的满意度水平和拆迁意愿。

Empirical Study on Relocatees' Behavior Influencing Factors for Urban Houses Expropriation

In this paper, the influence factors of satisfaction and behavior intention can be recognized as the research objects. From the relocated people psychological expectations and fairness perceptions, we propose some hypotheses and construct influence factors model of relocatees'' behavior to analyze the effect factors of the satisfaction and behavioral intention based on the empirical study. Moreover, we find that the relocatees'' psychological expectations have significant negative effects on their demolition satisfactions, and the interactive justice, procedural justice and result fairness all have positive effects on their demolition satisfactions. In addition, procedural justice and result fairness also have positive effects on behavioral intention. Finally, we think the house acquisition policy should pay attention to the psychological expectations of relocates, promote the level of fairness perceptions in order to improve the level of the satisfaction degree and demolition intention of relocates.
