| 摘 要： | 文章在对我国地价评估方法发展回顾及土地市场发育对地价评估方法影响分析的基础上,参照市场经济发达国家或地区的地价评估方法,认为我国地价评估方法体系将由间接的地价评估向直接的地价评估,由分类基准地价评估向分区基准地价和标准宗地地价评估方向发展。

| Abstract: | Firstly, the article reviews of land-value evaluating method development and analyses the influence of land marketdevelopment to it. Referring to the land-value evaluating method in the market economy developed countries and regions, thearticle puts forward that the method system of evaluating land-value should change from indirectly to directly and from the sortbenchmark land-value evaluation to the subarea benchmark land-value evaluation and the standard plot land-value evalua-tion. |
