摘    要:一、新政后上市房企的应对策略表现特征 2010年第一季度房地产市场的过快发展,直接导致4月份房地产调控政策的密集出台,沪深港三地的上市房企面临新的挑战,纷纷采取不同策略予以应对,主要表现有以下三个特征。

Abstract:As the process to modernization which should not be ignored, urbanization has been the key indicator used by growing countries to measure the modernizational process. As an important support for the urbanization, real estate development occupies an important share of local revenue. The rising price of urban real estate has gradually evolved into the important problems concerning the national economy and the people's livelihood in recent years. The major cases of corruption in this field is of vital importance to the high real estate price. Corruption in the real estate field is defined as the misuse of power by public officials for personal gains during the real estate development, trading and management process. Corruption in the real estate is increasingly becoming the high occurrence area of official corruption. The high occurrence is attributed to the folowing factors: public power in the field is too concentrated, the supply elasticity of basic resources is rigid, the proceeds of corruption is abnormally high, the power supervision order in the field is anomio, and the like. Corruption in the real estate field should be effectively controlled through the balance of power structure, the rationalization of scarce resources allocation, the increase of corruption cost, the normalization of power supervision order in the real estate field, and the like.
