Abstract:The affordability of public rental housing has close relationship with the housing affordability of the tenants , rent and the housing size, the affordability of residents depends on the affordable housing price of the tenants and the intrinsic value of public rental housing, and on this basis, this article tries to put forward the public rental housing affordability index, and bases on the pilot city of public rental housing in Shenzhen, Changzhou,Qingdao and Beijing , and relys on the pilot project's practice of the limited security object, income level, rent standard and dwelling size, and then studys the affordability of public rental housing. Empirical studies have shown that the rent standards of public rental housing is too high,and at the same time, the housing affordability of the applied family in the limited income range shows that the high-income part is better than the low-income part, and the difference of public rental housing affordability index corresponds to the applied family between the upper and lower of the limited income range, which has gradually expanded with the family size increasing.
