房屋面积测算标准及得房率确定方法研究

针对我国目前房屋面积的测算标准及得房率问题，利用对比分析、数值分析等方法进行研究，得出房屋面积测算标准的适用范围及条件；给出房屋得房率的科学定义，并用其分析和量化房屋所有权权益。多年实践证明，该结论对房地产估价和房地产测量实际工作中选择正确的房屋面积测算标准，计算正确的房屋得房率具有积极的指导意义。

Brief Analysis of Estimated Standard of House Size and Methods To Determine Room Rate

In this paper,against to the estimated standard of house size and the question of room rate,our research makes use of the methods of contrastive analysis and numerical analysis, and points out the scope and condition of estimated standard of house size;and also points out the scientific definition of room rate,and uses it to analyze and quantify the equities of house-ownership.It has been proved that this theory makes a contribution on the decision of calculating the correct room rate and how to choice the right estimated standard of house size in real estate appraisal and real estate mapping.
