摘    要:随着国民经济快速发展,人民生活水平日益提高,在银行存款利率偏低,股市、期货、黄金等金融市场风险巨大的情况下,人们日益重视房地产的保值增值功能,房地产置业投资已经成为一种重要的投资手段。然而,当前许多评估机构在采用收益法进行收益性房地产评估时,只考虑房地产的租金收益,而无视其升值收益,从而导致刻意调低报酬率,使收益法评估流于形式。针对这种现状,对当前常用的收益法模型进行了理论分析,并在承认其存在问题的前提下,探讨新的基于投资模式的收益法评估模型;而后采用两种评估模型对典型案例收益价格分别进行了测算,验证新模型的有效性。

Abstract:With the rapid development of national economy, the living standard of the people increasing continuously, the real estate investment has been an important investment instrument. However, while many agencies evaluating profitable asset by the income method, only the rental income has been considered, with the revaluation gains totally ignored. Basing on the theoretical analysis on the common evaluating model of income method, this paper proposes a new evaluating model. By comparing the estimate results of two different models, the new model has been proved to be effective.
