中国物业管理外部性浅析

近年来,物业纠纷不断升级,已经严重的干扰到业主的日常生活,甚至影响到整个社会的稳定,物业管理的负外部性日益严重.这主要体现在物业纠纷不断、业主"搭便车"现象突出、社区扰民事件频发等方面.本文提出,积极促进物业管理的正外部性,抑制其负外部性的发挥,成为保证物业管理行业健康发展,社会和谐的关键所在.

In recent years,more and more contradictions and conflicts come out which have interfered the owner's daily life,and the stability of the society as well.The negative externality of the property management has become severe.It mainly focused on the property management tolls,free-rider and disturbing affairs.How to encourage the positive externality and restrain the negative one has become a key point.
