浅谈我国房地产市场供求失衡状况

摘    要:首先分析了我国房地产市场供求失衡的现状;房地产投资保持了较高的增长速度,供给总量持续增加;房地产市场供求结构不尽合理;房地产价格增长较快,但不能据此说存在"过热"现象,且需求正旺。并对这种现状进行了原因分析。最后,从政府、房地产商及购房者三个方面提出了改善失衡状况的建议。

Abstract:This article first analyses the unbalanced present situation of supply and demand in our country's real estate market --The investment of the real estate to maintain the high rate of rising, the total supplied quantity has continued to increase; The supply and demand structure of the real estate market is incompatible; The price of the real estate increases quickly, but cannot according to the above say the existence of "the heat" phenomenon,and also the demand is prosperous. And next has carried on the analysis of the reason in this kind of present situation. And finally the improvement of changing the unbalanced condition are put forward from the aspects of the government, real estate business and the home-buyer.
