摘    要:土地估价市场比较法核心内容之一是确定各影响因素的权重,文章认为在比较过程中权重应根据实际比较对象的客观条件发生一定的变化,即为变权而非常权。文章运用模糊变权的方法将层次分析法和专家评判得到的基础权重进行修正,通过实例验证了其客观合理性,为传统的计算权重方法做出了优化。

Abstract:One of the main points of the Market Comparison Approach in Land Appraisal is its method of determining the weight of each factor.This paper argues that in the process of comparison,weight changes based on the actual comparison of the objective conditions,using variable weight rather than constant weight.The paper employs the method of fuzzy variable weight to revise the base weights obtained from Analytic Hierarchy Process and expert judgment.The objective rationality is verified through case studies,optimizing the traditional weight calculation method.
