摘    要:研究目的:借助GIS分析方法对多时点商业基准地价空间变化开展研究,揭示区域城市商业地价空间变化特征与基本规律,探索变化规律的原因。研究方法:IDW空间插值,主成分分析法,回归分析法。研究结论:(1)上升幅度区区段与其所在的商业用地级别基本呈正比,高幅度区在城区中心,商业地价变动幅度与距市中心距离高度敏感;(2)在商业地价的变化影响因素中,经济发展与产业结构调整起主要作用;(3)商业地价总体呈上涨的趋势,多中心商业格局趋势会加强,但不同区域各具特点。

Abstract:The purpose of this paper is to research the spatial evolution of the multi-point benchmark price of commercial land by using GIS analysis method, so as to reveal the variation characteristics and fundamental rules of spatial evolution of the regional urban commercial land prices, and to explore the causes of the variation. Methods employed include IDW spatial interpolation, principal components analysis, and regression analysis. It is concluded that: (1)the land with increasing price are positively relevant to the grade of the commercial land, and the land with larger increasing rates are located in the central zone of city, furthermore, the commercial land price changing range is highly sensitive and positively related to the distance from the central zone; (2)among the influential factors of commercial land price changes, the economic development and industrial structure adjustment play the leading roles jointly; (3)commercial land prices are generally rising, and the trend of polycentric structure of business will be intensified, however different regions have their own distinct characteristics.
