摘    要:我国的物业管理经过20多年的发展,正在逐步走向成熟和完善。然而,伴随着物业管理业的蓬勃发展,包含业主、物业服务企业、开发商、地方政府和社区居委会在内的利益主体间一直纠纷不断,尤其是业主与物业企业之间经常发生矛盾。这种矛盾有时表现为彼此间的不合作或消极抵抗,有时则上升成直接的利益冲突和利益纠纷。该文从合作的角度,并运用博弈论模型来研究我国城市物业管理中的利益主体间的合作机制,并分析物业管理中利益主体间建立合作的必要性。

Abstract:By the 20 years development, the property management industry achieved tremendous accomplishments in China. Along with the booming development of the property management industry, there are some conflicts between the property developer, property service enterprise, owner, local authority and residents' committee, especially the conflict of interests between the property owner and the property service enterprise. The paper attempts to research the cooperative mechanism from the game theory among the property management participants, then analyses the need for cooperation in the urban property management.
