城市居民家庭住房供应结构研究

本文在住房供应现状分析的基础上,提出了解决问题的方法。在建立和完善住房供应结构体系时,既要考虑到满足不同层次家庭的基本住房需求和改善性住房需求,又要分清轻重缓急。首先,应加大住房保障的力度;其次,在稳定房价和住房供应制度创新的基础上,满足中等收入层次住房困难家庭的住房需求;再次,改善性住房需求以及高收入层次家庭的住房需求的满足。此外,本文对经济适用住房、共有产权住房和土地使用权出让方式提出了创新性设想。

Research of urban citizen family living house supply structure

Based on the analysis of the present con-dition of the supply structure of housing, the methods of solving the problems are presented. In order to es-tablish and improve the supply structure system of ur-ban residents’ family housing, both fundamental and ameliorative demand of different levels should be sat-isfied. Meanwhile, relative importance and priority should also be prioritized. Firstly, housing security should be strengthen. Secondly, on the basis of stabi-lizing price of house and system innovation of housing supply, housing demand of middle-income level families should be satisfied. Thirdly, ameliorative demand of high-income level of families should be satisfied. In addition, innovative assumption of economical and ap-plicable housing, common property right housing and the way in right to use the land is put forward.
