摘    要:研究目的:研究Hedonic模型和重复交易模型在土地价格指数编制中的综合运用。研究方法:理论建模和实证研究相结合。研究结果:综合运用两类模型编制出2003 — 2009年杭州住宅用地季度价格指数,编制结果的准确性与单独使用两类模型相比都有很大的提高。研究结论:综合运用两类模型进行土地价格指数的编制会产生较为准确的编制结果,应具有广泛的应用空间。

Abstract:The purpose of this paper is to study the application of Hedonic Model and the Repeated Transaction Model in the compilation of land price indices. Theoretical modeling and empirical study were employed in the paper. The results of this paper show that the two models can be comprehensively applied to compile the quarterly residential land price indices of Hangzhou from 2003 to 2009. Accuracy of the compiled indices has been greatly improved than that of using each model separately. The paper concludes that the comprehensive application of Hedonic Model and Repeated Transaction Model can obtain more accurate results, which thus can be used on a broader scope.
