逆向年金抵押贷款创新的风险防范

摘    要:逆向年金抵押贷款是金融机构实行的一种房地产抵押贷款方式,它将老年人的房产权益逐渐转化为有生之年的消费资金,成为启动老年住宅市场的强大动力源,其运作过程面临借款人违约风险、变现风险、高利率和高通货膨胀风险等,而防范逆向年金抵押贷款风险则需从确认房屋产权,完善房屋评估及市场转让环境和制度,建立政府、保险公司、银行三位一体的保险体系入手。

Abstract:The reverse annuity mortgage is one of the loans which was implemented by the financial institutions.This kind of method transferred the building property rights of gerontic into the consumption fund and it will become the strong power of the old people's real estate market.But during the manipulation,the financial organs will face a lot of the risks,such as risk of breaching of contact from the borrower,liquidity risk,high interest rates,high inflation risk etc.For precaution of the risk of the reverse annuity mortgage,we need confirm the property right,perfect the evalution on the property and complete the order and the system of attornment,and build a trinity insurance system which including the government,insurance agent and the bank at the same time.
