摘    要:﹝摘要﹞房地产业是东北经济发展的重要支柱产业之一。近年来,在中央政府加强房地产市场调控与征收房产税预期的双重影响下,东北三省房地产市场较全国出现了更为严重的波动,呈现房地产业发展与经济发展同时停滞的局面。对此,本文在东北经济以及房地产业相关数据的基础上,结合东北三省房地产业与区域经济协调发展的情况,分析了房地产业的现状及未来前景,对房地产业存在的潜在风险及其对实体经济的影响进行判断。最后,本文从房地产业健康发展以及房地产业与东北经济协调发展这两个角度,提出合理破解房地产业与东北经济发展困境的政策建议。

Research on Bidirectional Relationship between the Real Estate Industry and Economic Development of Northeast China
Abstract:Real estate industry is one of the most important pillar industries in economic development in Northeast China. Recent years, based on the background of central government strengthen the real estate regulation and the expectation of real estate tax, the Northeast real estate market is more fluctuations than other areas in the country, and then cause a stagnation of real estate development and economic growth at the same time. In this paper, based on the Northeast economic development and real estate data, combined with the coordination situation between real estate market and regional economic, the paper analyzes the current situation and future prospects of the real estate market, predicts the potential risks of real estate industry and the impact on the real economy. Finally, from the perspectives of healthy real estate industry and coordination development ,this paper put forward a reasonable solution and some policies to solve the economic and real estate development double dilemma.
