摘    要:与完全竞争市场中的企业不同,处于区域性寡头垄断市场的房地产开发企业基于其较强的市场力量,通过实行垄断定价、价格歧视和搭配销售等行为,在增加自己超额垄断利润的同时,攫取了消费者的部分剩余。因此,对其应有选择地加以规制。

Abstract:To be different from the industry in perfect competitive market, the real estate development enterprises in regional monopoly market face with one downward slope demand curve. At this time, real estate development enterprises is the'price-setter', not the 'price-acceptant', and how to make the 'appropriate price' to maximize its interests become one of the most important action decisions. When our real estate development enterprises on the basis of stronger market forces, through monopolistic pricing, price discrimination and pick-up sale, increase its extra monopolistic profit, seize part of the consumer's plus. Therefore, it should be regulation.
