租购并举制度下中低收入群体住房租购选择的影响因素研究

基于济南市实地调查的655份样本,建立Logit模型研究城市中低收入群体住房租购决策的影响因素。结果表明:在个人特征、家庭特征、建筑特征、政策权益以及政策推行五类因素中,政策推行因素影响最为显著,而其余四类因素则影响较弱;政策执行因素的改进与完善将提高中低收入群体租赁意愿。其中,出台租购并举相关政策、建立健全的网上房屋租赁平台是关键因素,其次是政策执行力度;单位性质对中低收入群体住房租购选择具有显著影响,而性别、年龄、学历、工作时间长短等因素并无显著影响。

Research on the Influencing Factors of Housing Rent and Purchase Choice of Middle and Low Income Groups under the System of Rent-purchase Combination

Based on 655 samples from a field survey in Jinan, this paper sets up a Logit model to study the determinants of rental and purchase decisions of urban low-and middle-income groups. The results showed that: among the five types of factors, the policy implementation factors has the most significant influence, while the other four types of factors have a weak impact. In terms of subdivision factors, among the 23 secondary factors, 10 of them have significant influence. The improvement of policy implementation factors will promote the middle and low-income groups tend to rent houses. Among them, the introduction of the policy and the establishment of the online housing rental platform are the key factors, followed by the implementation of the policy. In terms of individual characteristics, the nature of the unit has a significant impact on the tenure choice of middle and low-income groups, but gender, age, education, working time and other factors have no significant impact.
