房地产泡沫的预控模型和预控措施探讨

摘    要:针对目前国内讨论较多的房地产泡沫如何预控问题,基于控制论的相关知识,提出一种新的房地产泡沫预控模型;还提出对房地产泡沫在全国范围内进行分区、分级控制的观点,并探讨了实现全国分区、分级控制的具体方法;综合本文的相关原理,以湖南省为例,对湖南省房地产市场进行了分区;认为对房地产泡沫要采取及时有效的预控措施。

Abstract:Basing on the knowledge of control theories and being about the problem of real estate's bubbles' precaution, a new precaution mood of real estate's bubbles are put forward in this paper;A new view that real estate's bubbles should be controlled according to its'district and grade in the whole country is brought forward and the specific way to realize the district and grade control is given at the same time;According to the theory of this paper, the real estate's market of Hunan province is divided into some districts as an example ;The precaution ways of real eatate should be timely and effective.
