我国城市房价上涨的深层原因与对策

摘    要:2004年以来,我国城市房价成倍上涨、房价租售比差距加大、房价收入比严重失衡。究其原因,主要是由于房地产市场流动性过多、家庭联合购房倾向的普遍化、地方政府土地财政要求、部分政府官员的权力寻租行为、政府政策不配套等。必须合理疏导流动性,强化住房市场需求管理,优化财政结构,完善房地产调控政策,以有效抑制投机性需求、促进房地产市场价格的理性回归和市场的正常发展。
