| 摘 要： | 共用部分是建筑物区分所有的核心问题。民事生活中，建筑物区分所有权人之间绝大部分纠纷几乎都是因共有部分的权利和义务划分不清而起。由此，论证建筑物区分所有权共有权的客体及分类，可以为我国建筑物区分所有权之共有权的客体立法与司法实践提供理论前提。
