摘    要:研究目的:通过对香港地铁站点周边商业地价的案例分析,研究轨道交通对站点周边商业地价的影响。研究方法:局部线性回归、回归分析和假设检验。研究结果:轨道交通对站点周边商业地价的提升十分显著,其一次影响半径为350 m,二次影响半径为550 m,并建立了地铁站点与商业地价影响的空间地价模型。研究结论:政府应重视对轨道交通站点周边商业用地的规划和出让,适度提高站点周边商业用地的比例。

Abstract:The purpose of this study is to analyze the impact of subway station on commercial land values through the case of Hong Kong.Methods of local linear regression,analysis of regression and hypothesis testing were employed.The results indicate that the subway station has significant impacts on the commercial land prices,with the first radius of influence of 350m and the second of 550m.On this basis,the model of the spatial relations between land prices and distances was established.The government should pay more attention to the planning of the commercial land around the station and appropriately increase the proportion of commercial zone.
