| 摘 要： | 本文利用SCP分析框架分析了该行业的市场结构、企业行为与企业的市场绩效之间的关系,指出房地产业由于消费者的地域特性导致了其供给的区域性寡头垄断特征。本文对政府的宏观调控措施进行了分析,建议政府加强制度建设,同时适度进行宏观调控,以促使房地产业持续健康发展。

| Abstract: | This paper points out that Chinese real estate industry has the feature of oligarch monopoly, then use Structure-Conduct-Performance theory to analyze the relationship between real estate market structure, firm's conduct and performance.This paper also suggests that the government should enforce regulations in order to ensure a healthy industry development. |
