微分博弈视角下政府对中低端养老地产投入优化研究

政府投入是支持中低端养老地产项目发展的必要手段.政府投入分为直接投入和间接投入,构建了政府直接投入影响下,成本分担和购买服务两种间接投入情形下政府和中低端养老地产服务供应商微分博弈模型.研究表明:相比政府购买服务,成本分担更能提高老年消费者居住满意度,同时带来的政府和企业的效益也更高;老年消费者满意度对政府直接投入越敏感时,对提高老年消费者长期居住满意度效果越好.

Research on the Optimization of Government Investment in Low and Middle End Pension Real Estate from the Perspective of Differential Game

Government investment is a necessary means to support the development of low-end pension real estate project. Government investment can be divided into direct investment and indirect investment. Constructs a differential game model between the government and low-end pension real estate service providers under the influence of government direct investment, cost sharing and service purchase indirect investment. The research shows that: Compared with the government''s purchase of services, cost sharing can improve the elderly consumers'' living satisfaction, and bring higher benefits to the government and enterprises. The more sensitive the elderly consumers'' satisfaction is to the government''s direct investment, the better the effect is to improve the elderly consumers'' long-term residential satisfaction.
