摘    要:近几年,随着我国房价的不断上涨,政府出台了许多措施来规范房地产业的发展,房地产开发商及银行等金融机构也越来越感受到融资和金融风险的压力,而房地产投资信托在某种程度上可以说是解决融资困难的一条途径。本文正是基于国内房地产业开发融资所面临的渠道少、资源匮乏的现状,对国内发行REITs进行了可行性论证,并结合中国房地产业发展的特点,对REITs的运作思路提出参考方案。

Abstract:Because of the rising of house prices,the government has introduced a number of measures to regulate the real estate development.Real estate developers,banks and other financial institutions have increasingly felt the pressure of financing and financial risks.Real Estate Investment Trusts,to some extent,is said to be a way to solve the financing problems.Based on the situation that financing channels of domestic real estate development are less,and resources are scarce,the paper conducts a feasibility study on issuing REITs domestically.What's more,it also relates the characteristics of the development of real estate in China to put forward some ideas to operate the program of REITs as a reference.
