| 摘 要： | 近年来,商品房价格一路攀升,这与很多因素有关;其中国家经济政策、经济发展水平,城市化进程、生产成本、投资者心理预期等因素影响着商品房的供求,从而最终影响房价。在这几个因素中,有些是可以通过人为影响使其在短期内改变,而有些因素不可能在短期内有所改变。用结构解析模型来分析这些影响因素,可以得出影响商品房价格的最基本的可控因素是国家经济政策。
