| 摘 要： | 土地用益物权的流转是土地权利变动的内在要求，是土地资源合理配置要求权利作相应变动的客观规律，是发展社会生产力的需要。土地规模经营、土地市场机制规律和人地之间的矛盾运动，是构成土地用益物权合理流转的3大动力机制，正是这3种力量的作用，弥补了土地用益物权初始配置之不足，从而实现土地资源配置效率最大化的目标。

| Abstract: | this paper thinks that the transference of land usufructuary is the requirement of land right change, the law of land resource allocation and land right change, the need of social production power development, The land scale business, market mechanism law and the contradictory movement between population and land are the three power mechanisms of the transference of land usufructuary. Because of the three power mechanisms the transference of land usufructuary compensates the first allocation of land Usufructuary and realizes the aim of efficiency maximization of land Usufructuary allocation. |
