北京市住宅物业问题分析

北京市作为全国的政治中心,其物业行业发展具有独特问题。本研究中基于已有物业行业问题的一般分析,结合北京市物业服务行业的特色,重新梳理分析了北京市住宅物业服务行业存在的独特问题,发现北京市住宅物业在老旧小区改造升级问题、社区管理体制问题、业主委员会相关问题、产权单位落实主体责任问题、物业服务费用收缴等问题上具有更高要求。

Analysis of Residential Property Problems in Beijing

As a national political center,Beijing has unique problems in the development of the property industry.In this study,based on the general analysis of the existing property industry problems,combined with the characteristics of Beijing's property service industry,it reorganized and analyzed the unique problems of Beijing's residential property service industry.It is found that residential properties in Beijing have higher requirements on the problems of old community renovation and upgrading,community management system issues,owners'committee related issues,the implementation of the main responsibility of property rights units,and collection of property service fees.
