安徽省住房市场供求总量非均衡实证研究

摘    要:20世纪90年代以来,安徽省住房市场经常处于非均衡状态。住房有效需求与城镇居民收入呈正相关,与住房销售价格也呈正相关;住房有效供给与商品住宅投资呈正相关,但与住房销售价格呈负相关。1998年以前,住房市场以有效供给过剩为主;1998年以后,住房市场以有效需求过剩为主,表现为需求过热。因此,安徽省房地产宏观调控,要从需求入手,引导居民理性购房,建立合理的住房消费模式。

Abstract:Since 1990s,The housing market in Anhui Province is often in unequilibrium state. The housing effective demand and city and town dweller income assume the price being related to , selling with the housing being unable to assume a relevance positive; Housing effective supply and commercial residential buildings invest in a memorial being related to, but the memorial selling price with the housing shoulders a relevance. In 1998 previously, housing market gives first place to the redundancy supplying; Housing market gives first place to need redundancy in 1998 hereafter, shows hotness for need. Therefore, Anhui Province real estate macro-control , is going from need hand, homing resident reason buy house , build the rational housing pattern of consumption.
