社区居委会、业主委员会和物业管理公司各自的角色决定了三方存在共同的利益和共同的目标。社区居委会是要吸引社区居民（业主）和物业管理公司积极参加社区建设。把社区建设成为管理有序、服务完善、文明祥和的社会生活共同体。社区物业管理的目标是通过提供有偿服务,为业主提供一个优美整洁、安全文明的生活环境。物业管理公司和业主委员会（业主）、社区居委会的互动关系三方互动的形式由冲突走向合作,实现良性互动,最终实现建设和谐社区的目标。为妥善解决小区内的矛盾,社区居委会、业主委员会（业主）、物业管理公司可以建立三方联席会议制度。

On The Relationship among Community Residents'Committee,House-owner and Real Estate Management Company through Social Interaction Theory

The parking problem in residential areas has been one of difficulties of property management and focus of social concerns. Based on the social investigation, in view of social interaction theory, the article proposed the establishment of the tripartite joint conference system after deep analysis of the interaction among community’s neighborhood committee, owners, party of property manage- ment, aimed at good interaction, the proper solution to parking conflict, and eventually realization of the establishment of a harmonious community.
